A new measure to help reduce the financial burden of purchasing a home for individual Thai citizens, covering both new and second-hand houses, including single-family homes, duplexes, townhouses, commercial buildings, land with buildings, and condominiums.

Conditions include:

• Transfer fees reduced from 2% to 0.01%

• Mortgage fees reduced from 1% to 0.01%

• The purchase price and appraised value must not exceed 7 million baht

• The mortgage amount must not exceed 7 million baht per contract

• Effective from the announcement in the Royal Gazette until June 30, 2027

For example, a house priced at 7 million baht, which previously had combined transfer and mortgage fees of 210,000 baht, will now only incur fees of 1,400 baht, significantly easing the financial burden for those planning to own a home.
