Mr. Natthaporn Jatusripitak, an advisor to the Minister attached to the Prime Minister's Office, revealed that the Cabinet meeting on January 29 approved adjustments to the criteria and qualifications for those eligible to rent Pracharat homes, which are long-term rentals. This initiative was originally approved to start on April 18, 2017, with the aim of increasing home ownership among the public. However, the previous criteria required that applicants must not own any other residential property, which limited access for many citizens.

The new guidelines allow citizens who hold a state welfare card, those with a monthly income not exceeding 35,000 baht per person, and the general public to participate, without restrictions on whether they are government officials.


“There are cases where people working in Bangkok want to have a home in the city but are disqualified because they already own a house in another province. Therefore, the Cabinet has decided to change the regulations to better align with the original objectives,” Mr. Natthaporn stated.


However, statistics from the Pracharat housing project in Cha-am show that out of 377 units available, over 600 applications were submitted. Due to the previous criteria, only 30 applicants were eligible, and just 28 met the qualifications, highlighting how restrictive the previous criteria were for those seeking to own a home.
