Mr. Phuwanai Pattharaphokin, CEO of Living Insider Co., Ltd., discussed the Livinginsider Data Insight 2023, providing comparative insights based on user data from the Livinginsider.com platform. He noted the changing consumer behavior following the COVID-19 crisis. Data from 2018-2019 showed that 23% of searches were for houses and 77% for condos. In terms of rental and purchase searches, 66% were for rentals and 34% for purchases. However, after the pandemic, house searches increased to 67%, while condo searches dropped to 33%. For rental and purchase searches, 82% were for rentals and 18% for purchases.

Delving deeper into the details, consumer interest in locations has increased. The most searched areas for houses include Pattanakarn, Srinakarin, and Krungthep Kreetha, while the most searched areas for condos are in central Sukhumvit, Asoke, Thonglor, and Ekkamai. In the provinces, the most searched areas are Chonburi, Pattaya, Sriracha, and Rayong.

Additionally, he mentioned four real estate trends to watch post-COVID-19: First, pet-friendly condos, with searches increasing by 345% in 2022 compared to 2021. Second, short-term rentals have surged due to the recovery of Thailand's tourism economy, leading to more searches for short-term rentals.

Third, lifestyle-based searches are on the rise as urban transportation expands and becomes more convenient, making lifestyle-based housing choices increasingly popular. Lastly, the variety of functional designs has become a key factor in consumer decision-making, as homes are no longer just places to sleep or relax on weekends. The shift in work patterns and office attendance has led to residences that cater to various lifestyle needs.

Mr. Phuwanai continued, stating that one of the key drivers propelling the real estate sector forward is the entrepreneurs and agents. This led to the inception of the Livinginsider Awards 2023, aimed at recognizing outstanding real estate agents on the Livinginsider.com platform and awarding the "Best" in various categories, including the Popular Vote awarded by the public, totaling 22 awards.
