Noble is preparing to issue and offer a new series of bonds to general and institutional investors, expected to be available for sale in January 2022. The company has also unveiled its business plan for 2022, focusing on horizontal expansion and continuous investment.

Noble Development Public Company Limited or NOBLE has submitted a registration statement to the Securities and Exchange Commission (SEC) for the issuance and offering of unsecured, non-subordinated bonds with a representative for bondholders. The bonds, which will be offered to general and institutional investors, have a maturity of 3 years and an interest rate of 4.60% per annum. The company received a credit rating of "BBB" with a "Stable" outlook from Tris Rating on November 10, 2021. Additionally, the credit rating for the bonds was upgraded from "BBB-" to "BBB". The bond distribution will be managed by Krung Thai Bank, Kasikorn Bank, CIMB Thai Bank, Asia Plus Securities, and Krung Thai CIMB Securities. The proceeds will be used to expand investments and develop new projects, with an increased focus on horizontal investments.

Mr. Atthawit Chaleemthaprasert, Director and Chief Financial Officer, revealed that NOBLE is in the process of submitting a registration statement for the new bond offering to the SEC. NOBLE plans to issue and offer these bonds to general and institutional investors with a 3-year maturity and an interest rate of 4.60% per annum, with interest payments made every 3 months. The minimum subscription is 100,000 Baht, with increments of 100,000 Baht. The purpose of this bond issuance is to expand investments and develop new projects, increasing the proportion of horizontal investments, including investments in joint ventures. The bonds have received a credit rating of "BBB" with a "Stable" outlook from Tris Rating, and the current bonds and other bonds issued by the company have been upgraded from "BBB-" to "BBB". The subscription is expected to open, and investors will be able to request the prospectus within January 2022.

Mr. Atthawit further stated that for the nine-month performance of 2021, the company reported total revenue of 5,792 million Baht and a net profit of 936 million Baht. The accumulated pre-sales during the past nine months amounted to 5,525 million Baht, with over 3,400 million Baht coming from completed projects ready for occupancy, and more than 2,100 million Baht from the launch of two new projects: Noble Form Thonglor and New Noble Center Bangna, along with other new Noble projects that have been gradually launched. The backlog at the end of the third quarter stood at 10,085 million Baht, which will be recognized as revenue over the next three years, supporting the company's continuous revenue recognition.

In 2022, NOBLE is preparing to respond to the market recovery by launching a total of 18 new projects worth approximately 47,400 million Baht. The company aims to increase the proportion of horizontal project developments, including low-rise condominium projects, to diversify its portfolio and cater to a wider range of customers across various locations. The development of horizontal projects will enable the company to recognize revenue more quickly due to shorter construction times, with plans to increase the proportion of horizontal project development in its portfolio to nearly 50% (according to NOBLE's investment ratio). The company plans to develop projects in more dispersed locations, such as Don Mueang Road, Ratchaphruek Road, Ekkamai-Ramintra Road, and Bangkok Golf Road, as well as near Mega Bangna. The company is confident that the recovery of the domestic economy and the relaxation of LTV measures by the Bank of Thailand will stimulate purchasing power for those looking to buy homes.

The company is currently in the process of submitting a registration statement for the bond offering and a draft prospectus to the SEC, which is not yet effective. Once the company finalizes the details, it will inform investors accordingly.
