Sansiri is advancing its development in northern Bangkok with the Sansiri Chatuchot Community, a new community covering over 185 rai, valued at over 7.7 billion baht, featuring two flagship projects: Burasiri Chatuchot and Saransiri Chatuchot, with a combined value of 4.58 billion baht, which have received an unexpectedly positive response since the pre-sale phase.

The Sansiri Chatuchot Community is located in the Chatuchot-Ramintra area, just 5 minutes from the expressway, connecting to the Chalong Ratch and Kanchanaphisek expressways, and is equipped with comprehensive amenities including shopping malls, hospitals, and international schools, making it a new potential location in northern Bangkok.

Currently, we have 17 communities across the country, covering all locations in Bangkok, with a total area of over 3,700 rai and a combined value of approximately 100 billion baht. Our strategy focuses on expanding the Luxury and Premium markets in high-potential areas, considering both location and customer demographics clearly.

We are also expanding to Phuket, which is a key strategic location. In Phuket, we started with the Saransiri project and recently launched the Setthasiri Koh Kaew, a new community project in the provinces. The Phuket market is divided into two zones: the Koh Kaew area, which has real demand from local Thai residents, and the Bang Tao-Laguna area, which caters to foreign buyers for living or rental purposes. The Koh Kaew area has several international schools, making it suitable for Thai families looking for long-term residence.


Most homebuyers in Phuket initially buy homes for personal use and later rent them out, which can be easily done. Property values have been continuously increasing. Last year, Saransiri Koh Kaew received excellent feedback, and recently, the Setthasiri Koh Kaew project achieved sales of over 700 million baht in just two days after its launch, averaging 17.5 million baht per unit, which is considered very high for the Phuket market.

Sansiri believes that its strength lies in developing a true “Community.” We are one of the first real estate developers in Thailand to integrate the community model into all projects, developing under four main pillars:
1. Function — Designing spaces for practical use that align with customer lifestyles.
2. Design — Not only focusing on aesthetics but also addressing lifestyle needs.

Additionally, we understand our customers' lifestyles in depth, which is why we organize activities and events each year to create a vibrant community for residents. We are not just building “houses,” but creating “quality living communities.”

We also focus on sustainable project development, with prototype homes under the Green Sustainability concept at Setthasiri Ratchaphruek 1, using environmentally friendly materials and partnering with Green Loan financial institutions to support this initiative, further enhancing the community model, which is a significant strength of Sansiri.

Reflecting on Sansiri's journey in the Don Mueang-Rangsit-Chatuchot area, it began in 2000 with the Narasiri Watcharapol project, the first project in this area 25 years ago, marking the start of serious horizontal development. In 2010, we launched five more projects, and in 2015, we opened The Line Chatuchak condominium, which received excellent feedback due to its proximity to a large park, making it suitable for investment rentals. Between 2017 and 2018, we continued to expand our portfolio, and in 2023, we launched luxury homes like Narasiri Watcharapol and Setthasiri Don Mueang, which saw sales growth of 130%, indicating high demand in the quality horizontal home market.

This year, we are opening a new community in the Chatuchot area, where Sansiri has approximately 500 rai of land, launching two projects simultaneously: “Saransiri” and “Burasiri Chatuchot.” We see the potential of this location, which has a new expressway connection, the Nimitt Mai-Lam Luk Ka route, currently under construction, along with the Theparak route and the tollway extension, making travel convenient both into and out of the city.

Sansiri also has a major joint venture partner from Japan, Mitsui Fudosan, which collaborates on several projects, including the latest Burasiri Chatuchot, due to their confidence in construction quality after visiting our precast factory and observing our production standards, thus ensuring their confidence in Sansiri's potential.


Furthermore, consumer behavior is changing, with people seeking homes with more space and comfort. Some organizations are adopting a hybrid work model, alternating between working from home and the office, necessitating homes that can adapt to real-life functions.

In terms of consumer insights, the trend among customer groups has shifted, especially among Young Successors, who are earning income faster. Many in their early 30s can now afford homes priced between 50-60 million baht, thanks to online selling, online businesses, or being content creators, influencers, or KOLs. This group is growing rapidly and has high potential.

Additionally, there is a growing segment of buyers purchasing homes for investment, which was rare in the past but has become more evident in the last 2-3 years. We are starting to see investors buying homes to rent out, especially in the Theparak, Bangna, and Bangkok Kritha areas, which are close to international schools like Brighton and Thai-Chinese International School (teaching both Chinese and English). Chinese customers tend to prefer buying homes in these areas, with average yields around 8-10%, such as the Setthasiri and Burasiri projects in Theparak, which are popular among investors. We are also offering fully furnished homes ready for rent, which meets market demand well.


Last month, Sansiri launched a campaign for ready-to-move-in homes that are also available for rent, which received excellent feedback. Customers can buy to live in or rent out immediately, saving time and providing convenience, indicating that demand in this market is still strong, especially among Young Successors and investors, reflecting a robust market.

In terms of family segments, there is still high demand, particularly for projects in the Saransiri, Burasiri, and Setthasiri groups. Customers starting or expanding their families remain the primary market for single-family homes in the B–C segment, while the luxury segment priced at 50 million baht and above still has real demand for actual living.


In terms of location, the Min Buri area is currently very popular, with projects like Setthasiri Wong Wan Thawana selling out, reflecting the area's strong potential due to its proximity to the expressway, just 5 minutes away. We are now launching new projects, Burasiri and Saransiri Chatuchot, covering over 185 rai, and we anticipate that the next popular area will be the Ratchaphruek zone, which includes homes from B to D, covering all segments and remaining a key area for real demand. Another rapidly growing area is near the airports, both Don Mueang and Suvarnabhumi, which meets the needs of both real demand and investors, as they can live there or rent it out. Comparing last year to this year, sales in the Don Mueang area, especially for the Setthasiri project, have increased by over 130%, and we expect it to be sold out next year. Similarly, Anasiri Songprapa is also gaining popularity, along with Siri Place Don Mueang, which, despite being a lower-tier project, can still be a good investment if the location is suitable, close to universities, or easily accessible.


The new projects in the Chatuchot Community cover a total area of 185 rai, launching two projects simultaneously:
◾ Saransiri Chatuchot, Urban Farmhouse style single-family homes priced between 8-15 million baht, marking the return of the “Saransiri” brand to this location after a 19-year absence. The common area is spacious, with a 30-meter swimming pool and complete amenities, suitable for starting and expanding families.
◾ Burasiri Chatuchot, resort-style New England Colonial single-family homes priced between 15-30 million baht, is a project under the Burasiri name, returning after a long absence, developed in collaboration between Sansiri and Mitsui Fudosan from Japan.
Both projects have received an overwhelmingly positive response, with bookings exceeding targets during the recent sales launch.


“Burasiri” and “Saransiri Chatuchot” are two highlight projects in the final stretch of the year, reflecting the strength of the Sansiri brand in the horizontal market and the confidence from both real demand and investor customers.

For this year's performance, within 10 months, Sansiri has achieved total sales of over 16 billion baht, with 12 projects sold out, totaling 18.6 billion baht, and is preparing to launch 8 more projects, expecting to reach nearly 20 projects by the end of the year.


With a portfolio of over 30 horizontal projects, valued at 65 billion baht, Sansiri continues to hold the number one position in northern Bangkok and is expanding its quality community model to high-potential locations nationwide, from Ramintra and Bangkok Kritha to Phuket.
