Dr. Yui, Managing Director of Sena Development Public Company Limited, stated that the current global warming situation is continuously worsening. Recently, the UN announced that we have reached a point of extreme global warming, as evidenced by increasingly severe and frequent climate change impacts. TDRI data reinforces this situation, indicating that we must contend with four harbingers of global warming: severe flooding, intense wildfires, extreme droughts, and heatwaves. Humanity must adapt in two parallel ways: mitigating carbon emissions to reduce global warming and adapting to a hotter world.

“It is clear that the issue of global warming necessitates urgent adaptation. As people must adjust, real estate developers and builders must also adapt. In developing home functions, we consider how to help people adapt to various living situations better while supporting a Decarbonized Lifestyle or Low Carbon living. This is particularly important regarding energy savings, which currently accounts for nearly 50% of carbon emissions. We have proven this by being the first real estate developer to install solar panels in every home from the start, as well as advancing the concept of zero-energy homes and Low-Carbon condos.

Dr. Yui continued that Sena's horizontal projects feature the zero-energy home (ZEH) concept, which focuses on Passive and Active Design to reduce indoor temperatures, using energy-efficient materials and construction materials that help insulate against heat, along with clean energy from solar panels, allowing us to minimize electricity purchases and achieve up to 38% energy savings. Meanwhile, the Low-Carbon condos apply Smart City concepts, utilizing heat-insulating and energy-saving materials, and have solar panels installed, along with EV Stations and Smart Mobility apps for seamless travel information, including V MOVE, a clean energy shuttle service that transports residents to the nearest train station. These services allow us to measure carbon emissions, as anything measurable can be managed: “What can be measured, can be managed.” Additionally, the Low-Carbon condos not only save energy but also promote a Decarbonized Lifestyle by encouraging residents to reduce private car use and utilize V MOVE for public transport, further contributing to carbon reduction. However, measuring carbon emissions or reductions requires standardized and accepted tools, which is the significance of today's important collaboration with Zeroboard.

The Japanese government supports its credibility and ease of use. Sena will implement this system within the organization and projects to collect data on carbon emissions or reductions resulting from changes in residents' lifestyles. Sena is committed to serious carbon management, taking real action and measurements to contribute to our world and promote a lifestyle that requires significant adaptation. This collaboration with Zeroboard marks the beginning of our sustainability goals: The road to NET ZERO, and we aim to be the first real estate company to declare Net Zero,” Dr. Yui concluded.

Mr. Shintaro Suzuki, Director & Head of APAC Regional Business at Zeroboard (Thailand) Co., Ltd., provided additional information about “Zeroboard,” stating that it is a platform for calculating and reporting greenhouse gas emissions both domestically and internationally, as well as measuring emissions per product or service (Product Carbon Footprint: PCF) through the cloud, supported by a team of experts offering methods for reducing greenhouse gases tailored to clients in various industries.

The main functions of Zeroboard that assist in carbon reduction include calculating greenhouse gas emissions using emission factors from national organizations and international standards, displaying results on a dashboard for analysis, and exporting data as reports in both summary and standard formats from the Greenhouse Gas Management Organization, as well as recommending solutions for carbon reduction to our partners.

“Zeroboard” is an essential tool that helps organizations achieve their goals faster and adhere to environmentally responsible principles, with a platform that encompasses accurate calculations, transparent disclosures, and compliance with international standards for effective greenhouse gas (GHG) reduction.

The highlight of “Zeroboard” is its ability to perform detailed and accurate calculations and display greenhouse gas emissions across the supply chain, supporting six languages, including Thai, making it convenient for companies with branches in multiple countries. It also features unique capabilities that allow users to assess emissions per unit of product or service (Product Carbon Footprint: PCF) using Life Cycle Assessment (LCA) through the cloud-based platform.
