Mr. Sutee Limpanachai Prokool, Chairman of the Board of Nyan Estate Co., Ltd., the developer of Park Silom, revealed that the overall demand for A to A+ grade office spaces is significantly high among tenants, driven by business expansion and the new organizational management trends that emphasize enhancing workplace environments for better work efficiency and employee well-being.
Moreover, tenants in this era are looking for office spaces in convenient locations with access to multiple main roads, alongside modern building designs that meet tenant needs. They also require high flexibility and comprehensive services, as well as buildings designed to international standards (LEED & WELL) and modern technologies that make life easier and safer for users, such as flexible parking systems, touchless technology, and facial recognition systems for secure building access. The rental rates, especially in CBD locations, for the best office buildings range from 1,000 to 1,400 Baht/sq.m. According to market data from Knight Frank Thailand, the available office space for lease in Q1 2023 increased by 86,000 sq.m. from 2022, a rise of 4.2%, with A-grade offices seeing a 1.3% increase in demand, and the demand for office space rising from 20,900 sq.m. in Q4 2022 to 39,500 sq.m. in Q1 2023.
“In the A+ office segment, there is still relatively low supply compared to the demand from various business organizations. Park Silom has set its sights on this market segment, viewing it as one with high demand and significant growth potential, thanks to the mixed-use project’s potential, which includes premium office spaces and retail areas designed to cater to the lifestyles of working professionals, families, and both Thai and international tourists,” Mr. Sutee stated.

The Park Silom project officially launched in Q2 2023, with large organizations already occupying 60% of the office space, including pharmaceutical businesses, finance, IT, social media, and consumer products, such as Hitachi Energy (Thailand) Co., Ltd., a sustainable energy company involved in electrical equipment and clean energy technology, as well as Zoetis (Thailand) Co., Ltd., a global animal health company, and Trinity Securities Co., Ltd., an investment banking firm that helps companies get listed on the stock exchange. Additionally, there are over 80 retail stores, including SMEs.
This September, Park Silom is set to launch The Great Room (The Great Room at Park Silom), a premium Co-Working Space that is highly recognized for its design that fosters a great working atmosphere from Singapore, and is the first co-working space in Bangkok to offer a rooftop garden, opening on the 29th and 30th floors with a total area of over 3,500 sq.m., including 59 private office rooms, workstations, and adaptable workspaces tailored to each organization.
The Park Silom project is located on a 6-rai plot in the heart of Silom Road, featuring a 39-story office building designed as a Smart Building according to LEED and WELL Gold standards from the USGBC, making it a mixed-use building designed and constructed with consideration for society, the environment, and the well-being of its users.
