One Bangkok Announces Success, Breaking Records for Office Building Reservations, Expected to Exceed 80% Target in Q2 2024
One Bangkok is a prototype green smart city real estate project in the heart of Bangkok that emphasizes sustainability in every aspect. Developed by TCC Assets (Thailand) Co., Ltd. and Frasers Property Holdings (Thailand) under the concept of The Heart of Bangkok, a city built with heart, focusing on the "heart" of the people as the center. Recently, Thapana Sirivadhanabhakdi, CEO of TCC Assets (Thailand) Co., Ltd., and Panote Sirivadhanabhakdi, CEO of Frasers Property Limited, led a committee and senior executives from Frasers Property, along with executives from CBRE and JLL, representatives for leasing office space in the project, and the management team responsible for the construction of the project, to visit the progress and check the details of every step. The office building, which is another vital part of the project, is currently completed according to the planned construction schedule.

Ms. Tatyakorn Benjapathraseth, Senior Director of the Office Building Division at One Bangkok stated, “We are confident that the office buildings here will be a hub for leading companies both locally and globally seeking high-quality office space designed with health, sustainability, and smart technology in mind. It is a workspace that promotes people to work at their full potential while enjoying life in every dimension with various elements within the project. Since the first building was opened for lease on a total rental area of over 95,000 sq.m. with 50 floors just 1 year ago (from October 2022 to the present), we have achieved a booking rate exceeding 50%, and we expect to reach 80% booking by Q2 2024. Meanwhile, the second office building, which has a total rental area of 97,000 sq.m. with 48 floors, is expected to achieve a booking rate of 55% during the same period, and the third office building, also with a total rental area of 97,000 sq.m. and 35 floors, has also started accepting reservations.”
One Bangkok presents a new standard for future workplaces that enhances the quality of life and well-being for everyone, consisting of 5 premium office buildings. Upon completion, the project will have a total net rental area of over 500,000 sq.m., located at the corner of Witthayu Road intersecting Rama 4, with convenient transportation connecting to the MRT Blue Line at Lumpini Station and six access points around the project, including a direct connection to the expressway, which is the first of its kind in Thailand, aiming to alleviate traffic problems in the surrounding area.
The five office buildings along with the comprehensive amenities of One Bangkok meet the diverse needs of building users, surrounded by various conveniences that connect all dimensions of life, both work and leisure (Live, Work, Shop, Stay), all in one place. Additionally, within the One Bangkok project, there are open spaces and green areas of over 50 rai, or nearly half of the project, with over 5 km of shaded walkways, including the Art Loop, a space for public art displays and creativity around the project spanning over 2 km.
The One Bangkok project has been designed according to the LEED for Neighborhood Development Platinum standard and WELL building certification for the health and well-being of residents and building users. Therefore, the office spaces within the project have been meticulously crafted with the health of building users in mind, incorporating advanced smart building technologies that enhance the performance of building systems beyond the standards of typical office buildings, providing comfort to users. This includes the use of heat-insulating glass or insulated glass that can block over 75% of heat from the sun, protecting occupants from rising climate conditions. Additionally, the project has installed a high-efficiency ventilation system that can draw in outside air exceeding international standards by 30%, passing through premium air filters with UV light to ensure cleaner and purer air circulation within the building.
Connected with smart technology covering every area, it is the first group of office buildings in Thailand to be certified with WiredScore Platinum and SmartScore Platinum, the highest standards of WiredScore
with a District Command Center or the largest and most comprehensive control center to monitor various systems within the building, including real-time security, and a super app that integrates various services to meet the daily needs of building users, such as building access, parking reservations, vehicle location tracking (Find My Car), and an intelligent security system operating 24 hours a day.
One Bangkok is also the first project in Thailand to offer a Green Lease model for office space, where landlords and tenants collaboratively set sustainability goals and environmentally and socially friendly practices.
