The company aims for over 100% growth in 2022 and is preparing land for new project developments that will enhance the living solutions for residents.

Mr. Santi Piyatat, Managing Director of KC Property Co., Ltd. (Public), or KC, a stable quality-focused horizontal real estate developer entering its 40th year, revealed that after taking over management, he has transformed the administration to comply with regulations, ensuring transparency within 4 years. The company has resumed trading its shares on the stock exchange since May 19 in the real estate and construction sector, receiving positive feedback from investors. Moving forward, the company has set strategies to rectify and improve any incomplete aspects.
The strategies are divided into 5 parts:
- Product Strategy: This year, we are expanding our product line with new commercial offerings, including the KC Suwinthawong 2 project, to enhance our product category.
- Process Strategy: The Covid-19 pandemic over the past two years highlighted delays in our work processes. We have adapted to a FAST process to enhance speed and accuracy in our operations.
- Cost Strategy: We anticipate significant increases in costs this year and in the future, particularly in construction costs, which are crucial to the real estate business. We are focusing on proactive cost control through VAVE, design improvements for faster construction, and shared materials to achieve economies of scale while maintaining high construction quality.
- Marketing Strategy: With most people using mobile phones for information searches, we are increasing our online marketing efforts this year and in the future to better reach and target our audience.
- New Business Strategy: With over 40 years in the real estate development industry, we recognize customer needs for service, leading to the development of services for repairs, renovations, and extensions.
For our business goals in 2022, which is a challenging year for sales, we aim for approximately 100% growth from last year, supported by increased readiness in various aspects. For new projects, we plan to develop some of our existing land, currently under feasibility studies, including new project formats.
KC Property has been building homes for over 40 years in both East and West Bangkok. The company has cleared its debts and currently has sufficient working capital for project development on existing land, with no accumulated losses remaining. This positions us for profitable management moving forward. Currently, we have adequate liquidity and have received support from financial institutions. We also have existing land banks with 4 ongoing projects expected to close sales within 3 years, including:
- KC Naturalville Bangna-Theparak starting at 8 million baht
- KC Suwinthawong 2 starting at 2.59 million baht
- KC Suwinthawong 2 commercial buildings starting at 3.99 million baht
- Platform Orchid Park starting at 4.29 million baht
- KC Cluster Nimitmai townhomes starting at 1.59 million baht.
Additional investments will be developed as joint ventures, focusing on construction and sales management for landowners, sharing profits to avoid interest on land prices. This includes 3 projects valued at 5,000 - 6,000 million baht, located in Bangkok and surrounding areas, developed as horizontal projects worth 20 - 50 million baht on 15-20 rai plots, such as in Rama 2 and Sena Nikhom.
In Q1 2022, total revenue was 80 million baht, with a projected revenue target of 300 million baht by the end of 2022.
Our smallest product, the townhome, offers over 90 square meters of usable space, catering to families seeking comfortable living. We pay attention to details, such as ensuring bedrooms are spacious enough for actual living, providing at least 3 power outlets in each room, using materials that prevent slips for the elderly and children, and prioritizing safety and detail in every aspect. In the commercial building market, we have introduced solar loops to save electricity during the day, which has been well received, especially among online sellers in the KC Property area. Thus, we launched the KC Suwinthawong 2 commercial building project starting at 3.99 million baht, located within the KC Suwinthawong 2 project area.
