AssetWise Closes 2 Major Deals with Takara Leben, a Japanese Real Estate Giant, and Acquires Maxxi Prime One
AssetWise has kicked off the new year by closing two significant deals, partnering with Takara Leben, a major Japanese real estate developer, to develop a new condominium project 'Atmoz Bangna', and acquiring 'Maxxi Prime One' to strengthen its portfolio as it enters the Year of the Tiger.
- In 2022, AssetWise has teamed up with Takara Leben, a leading Japanese real estate developer with a long-standing reputation of over fifty years, to develop their first condominium project in the Bangna area, valued at over 2.2 billion baht.
- Additionally, AssetWise has acquired Maxxi Prime One, and will manage the 'Maxxi Prime Ratchada-Sutthisan' project, a mid-to-high-end condominium in a prime location in Ratchada-Sutthisan, with completion expected in early 2022.
Mr. Krungchet Wiphanpong, CEO of AssetWise Public Company Limited (ASW), a leading lifestyle real estate developer with the philosophy of 'Happiness Designed for You' or 'We Build Happiness', revealed that the company has taken a significant step at the start of the Year of the Tiger by finalizing two major agreements. They have partnered with Takara Leben Co., Ltd., a major Japanese real estate developer, to jointly develop a condominium project. Furthermore, AssetWise has acquired Maxxi Prime One, the owner of the Maxxi Prime Ratchada - Sutthisan project, marking a crucial step in strengthening AssetWise's position to prepare for the anticipated economic recovery in 2022.
“This is an excellent opportunity to aggressively pursue growth by leveraging global partnerships to enhance strength while reducing risks and development time. Expanding the business through timely acquisitions is like taking the expressway to reach our growth targets faster,” Mr. Krungchet stated.
The joint venture with Takara Leben will kick off with a project valued at over 2.2 billion baht, located in the new CBD area, the Atmoz Bangna project, which is a large low-rise condominium in a growing area near the BTS Green Line and MRT Yellow Line, adjacent to the Bangna-Trad main road. The company will hold a 51% stake, while Takara Leben will hold 49%.

Takara Leben Co., Ltd. is a leading real estate development company that has developed over 500 condominium and single-family home projects, and also operates power generation and hotel businesses in Japan. Founded in 1972, it was listed on the Tokyo Stock Exchange in 2004 and will celebrate its 50th anniversary this year.

Therefore, the joint venture with AssetWise to develop the Atmoz Bangna project will lay a long-term foundation for the company’s growth in line with Thailand's infrastructure development.
In addition to this significant joint venture, AssetWise has also taken another important step. Mr. Krungchet stated that the company has acquired Maxxi Prime One, which has a registered capital of 30 million baht. Following this acquisition, they will take over the Maxxi Prime Ratchada - Sutthisan project, located in a prime area of Ratchada - Sutthisan. This project has been carefully selected to align with AssetWise's development principles, focusing on creating happiness in living through quality projects, beautifully designed units, and comprehensive facilities that enhance the living experience compared to other affordable condominiums.

“This project is valued at 570 million baht, consisting of an 8-story condominium building with a total of 218 units, located approximately 400 meters from the MRT Blue Line station at Sutthisan. It is situated in a community area with ample job opportunities and complete amenities, and is also near the extension of the Yellow Line MRT, expected to be completed in mid-2022. Currently, the project is over 83% completed, with a scheduled finish in the first quarter of 2022, meaning it will be ready for ownership transfer to generate revenue for the company quickly, reducing risks and development time. This investment is also cost-effective, as it offers a higher internal rate of return (IRR) compared to developing a project from vacant land,” Mr. Krungchet added.
Mr. Krungchet further stated that closing both major deals at the beginning of 2022 marks a significant starting point for the company's new phase and is a crucial piece of the puzzle that will ensure strong revenue and growth this year.

Takara Leben Co., Ltd. is a subsidiary of Takara Group, which focuses on condominium project development, leasing, management, and electric power generation business in Japan. Established in 1972, it will celebrate its 50th anniversary in 2022 and has been listed on the Tokyo Stock Exchange since 2004 for over 17 years.

The Maxxi Prime Ratchada - Sutthisan project is an 8-story low-rise condominium with a total of 218 fully furnished units on approximately 1-2-87 rai, valued at 570 million baht. It is prominently located in the heart of Ratchada - Sutthisan, just 400 meters from the MRT Blue Line station at Sutthisan, and is close to job opportunities and various lifestyle amenities such as offices, educational institutions, hospitals, and shopping malls. The project is equipped with comprehensive facilities and common areas that are interconnected, including a swimming pool with a jet system, co-kitchen space, rooftop garden, and sky theater, to perfectly cater to all lifestyle needs, with prices ranging from 1.99 to 3.97 million baht, and is expected to be completed and ready for transfer in the first quarter of 2022.
