Real Estate Information Center (REIC) of the Government Housing Bank (GHB) reports that the "Land Price Index Before Development in the EEC Area" for Q4 2024 has shown a continuous increase, with an index value of 323.9 points, marking a 26.4% increase compared to the same period last year (YoY) and a 9.1% increase compared to the previous quarter (QoQ). This is higher than the average increase of 14.0% before the COVID-19 pandemic (2015 – 2019). Consequently, the land price index in Chonburi province is the highest in the EEC area, standing at 447.6 points, which is a 47.8% increase YoY and a 19.7% increase QoQ. This surge is attributed to an increase in Chinese investors relocating their production bases to Chonburi, along with positive factors from the collaboration between the public and private sectors in establishing a Government All-Service Center in Amata City Industrial Estate, Chonburi, to facilitate investors in obtaining various permits. Following Chonburi, Rayong province has an index value of 203.6 points, reflecting a 1.4% increase YoY and a 5.5% increase QoQ. In contrast, Chachoengsao province has an index value of 197.7 points, showing a 1.4% increase YoY but a slight decrease of -0.2% QoQ.

When considering specific locations, the top five areas with the highest land price growth rates are as follows:

1. Land in Klaeng District, Rayong Province has seen a price increase of 92.3% YoY, as it is a district where land is primarily traded for residential projects to accommodate the workforce in the industrial estate and tourism.

2. Land in Bang Lamung District, Chonburi Province has experienced a 50.6% increase, as it is home to Pattaya City, a major tourist destination, where most land is developed into residential projects, particularly condominiums and hotels for foreign tourists.

3. Land in Si Racha District, Chonburi Province has increased by 47.6%, with most land being developed into residential projects for both Thai and foreign residents, especially Japanese workers in the industrial estate and tourism.

4. Land in Plang Yao District, Chachoengsao Province has seen a price increase of 27.5%.

5. Land in Phanat Nikhom District, Chonburi Province has increased by 1.8%.
