Frasers Property Commercial Asset Management (Thailand) Limited, or “FPCAMT,” as the manager of the Golden Venture Real Estate Investment Trust, or “GVREIT,” has announced the trust's performance for the first quarter of the fiscal year 2567 (October – December 2023), reporting total revenue of 293.4 million baht, an increase of 0.83% compared to the same period last year. GVREIT will distribute a quarterly return for Q1 of fiscal year 2567 at a rate of 0.2044 baht per trust unit, amounting to a total distribution value of over 166.55 million baht, scheduled for payment on March 13, 2024.
Mr. Thanaratch Boonyakosol, Managing Director of Frasers Property Commercial Asset Management (Thailand) Limited, stated that based on the performance in Q1 of fiscal year 2567, the trust has maintained an average occupancy rate of 89%, which is still above the market average. The average occupancy rate for the Park Venture project is 94%, while Sathorn Square stands at 88%.
For the fiscal year 2567, the trust has important plans and operational strategies focused on maintaining a high occupancy rate by selecting additional quality tenants. Furthermore, the trust continues to prioritize building maintenance to ensure seamless service for users. Soon, there are plans to upgrade both buildings through renovations and service enhancements under the Asset Enhancement Initiative (AEI), which aims to increase the potential of the trust's assets and reinforce the status of Grade A office buildings. This development will incorporate modern service technologies and innovations to enhance building efficiency and create a better experience for tenants and users, while also preparing for the competitive office market. The quality and service enhancement plan for the office buildings will commence in March for Sathorn Square and in April for Park Venture.
As the trust manager, FPCAMT will continue to manage the trust according to the planned strategies, alongside appropriate cost management and expense control, to achieve maximum efficiency and create sustainable returns for trust unit holders in the long term.
