SEC Approves SVR's IPO Filing for 130 Million Shares, Reinforcing Its Potential as a Leading Low-Rise Property Developer
The Securities and Exchange Commission (SEC) has approved the filing of Siwarak Real Estate Public Company Limited ("SVR") to offer up to 130 million shares in an IPO, preparing for registration on the Market for Alternative Investment (MAI). The company aims to raise funds to support its plans for new project developments, aspiring to become a leading property development firm in the country under the "Best Smart Living" concept, driven by the 4 "S" SMART strategy. SVR has shown continuous growth, with sales revenue reaching 532 million baht and a net profit of 36 million baht in the first nine months of 2022, highlighting its potential as a high-growth low-rise property developer.

Mr. Ekachak Buahapakhadi, Managing Director of Capital One Partners Co., Ltd., disclosed as the financial advisor for SVR's listing on the Stock Exchange of Thailand under the ticker symbol "SVR". After SVR submitted its application for permission to offer securities and the filing for the initial public offering (IPO) of up to 130 million shares, which represents no more than 25.49% of the total issued and paid-up shares after the offering, with a par value of 1.00 baht. The SEC officially acknowledged the filing on December 2, 2022. Currently, the company is considering the timing for the IPO and the listing date on the MAI. The funds raised will be used for property development projects, repayment of short-term loans, and future working capital.
Siwarak "SVR" is a low-rise property development company under the "Best Smart Living" concept, focusing on residential projects such as townhouses, single-family homes, and duplexes in Bangkok, its suburbs, and provinces with high growth potential. Each project emphasizes service differentiation and home design that caters to every lifestyle and generation by selecting locations with potential near community hubs, workplaces, and transportation infrastructure (main roads, expressways, and train stations). This strategy is reflected in its performance for the first nine months ending September 30, 2022, with total revenue of 532 million baht and a net profit of 36 million baht. In 2021, sales revenue was 576 million baht with a net profit of 64 million baht; in 2020, sales revenue was 557 million baht with a net profit of 42 million baht; and in 2019, total revenue was 243 million baht with a net loss of 5 million baht.

The purpose of this fundraising is to develop various projects that will be continuously launched in key locations, aiming to become a leading property development company in the country through a strategy of developing real estate structures under the "Best Smart Living" concept driven by 4 "S" SMART.

Additionally, there are 3.) Siwarak City (Nikhom Phatthana-Rayong), 4.) Grand Siwarak (Sukhumvit-Bang Pu), 5.) Siwarak Village (Sukhumvit-Thepharak), 6.) Siwarak Nature Plus (Assumption-Sriracha), 7.) Siwarak Nature Plus 2 (Sukhumvit-Bang Pu 83), and 8.) Siwarak Village (Sukhumvit-Bang Pu 58), with a total project value of 2,995 million baht currently under sale and development. Meanwhile, 9.) Siwarak Village (Chaiyaphruek-Ring Road) has a project value of 686 million baht and is under development. All of Siwarak "SVR"'s projects that are open for sale have received positive responses from customers due to our focus on developing home designs that align with current resident lifestyles and providing comprehensive service differentiation.
