LPN Launches 3 New Projects in Prime Locations: Ratchaphruek-Khukhot-Westgate Worth 3.28 Billion Baht
LPN is set to launch 3 residential projects in 3 prime locations: Ratchaphruek, Khukhot, and Westgate, with a total value of 3.28 billion baht in the last 4 months of 2022 under the brand “Venue 168.” The company aims to achieve a sales target of 1.6 billion baht for horizontal housing.

Ms. Sawanee Angkoonpipat, Assistant Managing Director of Prasanthi Co., Ltd., the developer of the “Baan Lumpini” horizontal housing projects under L.P.N. Development Public Company Limited (LPN), announced that the company plans to launch 3 new projects worth a total of 3.28 billion baht under the brand “Venue 168” in the last 4 months of 2022, in line with the business plan. The projects will be located in 3 prime areas: “Ratchaphruek - Khukhot - Westgate” to meet market demand and achieve the sales target of 1.6 billion baht, following the 1.2 billion baht in sales already achieved in the first 8 months of the year.

“The first project launched in August is “Venue 168 Ratchaphruek 1,” valued at 880 million baht. Plans are also in place to launch “Venue 168 Khukhot Station 1,” valued at 1.5 billion baht, and “Venue 168 Westgate 1,” valued at 900 million baht, in the remaining months of this year to drive sales in the residential project as planned,” Ms. Sawanee stated.
The launch of residential projects in the 3 locations “Ratchaphruek-Khukhot-Westgate” is due to the high demand for housing, particularly residences priced under 10 million baht. Research findings indicate that the Ratchaphruek area has seen a significant number of residential project launches, especially for homes priced between 3-6 million baht, including townhouses and duplexes, with an average sales rate of 12% at the time of project launch. The Ratchaphruek area is also undergoing continuous infrastructure development, including roads and the MRT Purple Line, along with amenities such as shopping malls, hospitals, and schools.

Similarly, the Westgate area is experiencing ongoing infrastructure development, making travel convenient with the Blue Line MRT, and providing easy access to the city center. Survey results show that the Westgate area has many residential projects with an average sales rate of 10% at the time of project launch, while there are fewer than 2,000 homes available for sale. The demand for residences priced under 10 million baht remains high, presenting an opportunity for project launches in this area.

In the Khukhot area, located in the northern zone of Bangkok, there is continuous growth through infrastructure development, particularly the BTS Green Line (Mo Chit - Saphan Mai - Khukhot). This area has high purchasing power for both townhouses and duplexes priced under 10 million baht.
