Property Perfect has reported a first-half sales figure of 7.9 billion baht, with confidence in maintaining strong performance in the second half, aiming for an additional 8 billion baht in sales. The company plans to launch 7 new projects worth a total of 6.12 billion baht, focusing on niche markets. They will also invest in building 2 new clubhouses to serve customers as they transition back to normalcy, and are preparing to increase the average prices of houses and condos by 5% due to rising costs.

Mr. Wongsakorn Prasithwiphat, Managing Director of Property Perfect Public Company Limited, revealed that for the first half of 2022, the company has exceeded expectations with a sales target of 16 billion baht for the year. In the first six months, they achieved 7.9 billion baht in presales, which is a 55% increase compared to the same period last year. This includes sales from horizontal projects at 4.7 billion baht, joint ventures at 2.1 billion baht, and condominiums both domestically and internationally at 1.1 billion baht, with a significant increase in sales from horizontal projects, particularly high-end single houses.

“In the second half, the company aims to maintain strong performance to achieve another 8 billion baht in sales by launching 7 new projects worth a total of 6.12 billion baht, including targeting niche markets. For example, the “Penton Ari-Sutthisan” project features home offices and single houses in the city center valued at 500 million baht, with the first phase offering 5-story home offices starting at 49 million baht, targeting young entrepreneurs seeking conveniently located offices with living space and private pools. The “Lake Villa” project within the “Lake Resort Ratchaphruek-Pathum Thani” offers luxury lakeside homes for customers wanting waterfront properties without road barriers, priced between 19-28 million baht for 19 units valued at 362 million baht. Additionally, the “V Villa Sukhumvit 77” project features 3-story luxury homes with 23 units valued at 550 million baht, catering to those seeking privacy while enjoying urban conveniences, located near shopping malls, Robinson Ladkrabang, Little Walk, the new HomePro, and Marriott Courtyard Hotel.

To support the transition back to normalcy after the government eased measures during the post-COVID-19 phase, and to reinforce their strengths in common area allocation and amenities, the company will invest in constructing 2 new clubhouses worth a total of 320 million baht. These will cater to customers returning to leisure and exercise routines. One will be located in the Lake Resort Ratchaphruek-Pathum Thani, featuring a resort-style clubhouse by the lakeside on a 55-rai area, connected to a central park designed by Nong Nooch Tropical Garden in Pattaya. The other will be the Fittech Master Club in Bangkapi, serving customers in the Perfect Masterpiece, Perfect Residence, and Perfect Place Rama 9-Bangkapi projects, featuring a large clubhouse of 1,580 square meters, equipped with modern facilities and activities, including Fittech Fitness equipment, a Little Gym for children, and a rooftop terrace.

“Overall, while the situation is improving in the second half and COVID-19 is easing, challenges remain due to the continuous rise in energy prices, which has led to increased construction material costs across the board. This has significantly impacted the company, resulting in a 7-10% increase in project development costs over the past half-year. Therefore, in the third quarter, the company will need to raise the average prices of houses and condominiums by approximately 5%, as it is unavoidable to adjust prices according to rising costs.”
