While large shopping centers compete to be the city's destination, JAS Community Mall aims to be the community's destination. Over the years, JAS Asset has grown alongside the community through various Community Malls across Bangkok and its outskirts. This experience has taught JAS that people seek not just a place to shop but a "living space" where they can spend time, meet others, create memories, and strengthen relationships within the community.

From this concept, the company has developed JAS Green Village Kubon as the first prototype project in a fully integrated Mixed-Use format, combining existing businesses within the group to create a space that serves all community members while addressing health care trends and supporting an aging society. The project includes:

· A community mall featuring restaurants, coffee shops, supermarkets, beauty clinics, dental clinics, hair salons, massage parlors, skill and tutoring schools, food courts, bookstores, and various lifestyle shops, totaling over 200 stores.

· JAS Sport Club, including 1 Pickleball court, 5 Badminton courts (Kubon branch), and 9 courts (Srinakarin branch), along with a Football Arena (Kubon branch) with 2 fields, as well as regular Aerobic Community activities.

· A Premium Budget hotel named SENS Hotel with 77 rooms.

· Senera Wellness, a 52-bed facility providing daily, short-term, and long-term care for the elderly, including post-operative recovery, stroke care, and end-of-life care.

· Senera Physical Therapy Clinic for those with office syndrome, sports injuries, or accidents.

· Vasu Pain Management Clinic, specializing in the treatment of bone, joint, muscle, and nerve pain, focusing on avoiding surgery or performing it at the appropriate time.

· Green Community, a green space and playground for families to engage in various activities.

2026 is another year with significant challenges in business operations. The opportunities we see in the community have led us to expand our business across many branches. Mr. Pongsaya Kittikachorn, Senior Vice President of JAS Asset Public Company Limited, stated that in the past, SENERA has been rebranded from SENERA Senior Wellness to SENERA, with a business model aimed at expanding its customer base and targeting a wider audience, aligning with current trends emphasizing health care and quality longevity. Initially, it is divided into 2 Segments: Wellness and Hospitality.

The Wellness segment includes Senior Nursing Homes & Assisted Living Care and Physical Therapy Clinics that will be open to the public in the third quarter, with the Wellness business currently only available at the Kubon branch.

The Hospitality segment involves a strategic shift from the previous Active Living nursing homes to a hotel business under the name “SENS Hotel Bangkok Kubon,” focusing on comfort, cleanliness, convenience, safety, simplicity, and value for money. This also fulfills the needs of the existing Wellness business, accommodating relatives visiting from other provinces or countries, providing nearby lodging for convenience, and the room designs cater to elderly guests.

Due to the positive feedback from this strategic adjustment, we are also in the process of transforming the elderly care center at the Bang Bua Thong branch into “SENS Hotel Nonthaburi Bangbuathong,” located within JAS Green Village Bang Bua Thong, which will also open in the third quarter.
