Housing Market Situation in EEC Q1 2026
The Real Estate Information Center (REIC) of the Government Housing Bank has prepared an analysis titled “Housing Market Situation in EEC Q1 2026”. It reveals that the overall housing market in the EEC is experiencing a slowdown in supply, resulting in a decrease in the number of projects and units granted land allocation permits. However, data on residential construction permits has increased, particularly for low-rise housing, while no permits for condominium construction were issued compared to the same period last year (YoY).
On the demand side, the transfer of property rights for residences has increased both in terms of the number of units and value, partly driven by government measures such as reducing transfer and mortgage fees to 0.01% for each type, as well as relaxing LTV criteria for residences across all price levels compared to the same period last year (YoY). The details are as follows:
1. Supply Situation of Residences
1.1 Land Allocation Permits
In Q1 2026, there were 21 residential projects approved for land allocation by the Land Department, totaling 1,433 units. This represents a 30.0% decrease in the number of projects and a 45.5% decrease in the number of units compared to the same period last year (YoY), which had 30 projects totaling 2,629 units.
When considering by province in the EEC area, the provinces with the highest number of units granted land allocation permits are as follows:
1st Place: Chonburi Province
With 844 units, accounting for 58.9% of all land allocation permits, this is a 36.0% decrease compared to the same period last year (YoY).
When classified by type of residence, semi-detached houses had the highest number at 436 units, followed by single-detached houses at 292 units and townhouses at 116 units.
2nd Place: Rayong Province
With 323 units, accounting for 22.5% of all land allocation permits, this is a 66.5% decrease compared to the same period last year (YoY).
When classified by type of residence, single-detached houses had the highest number at 156 units, followed by townhouses at 105 units and semi-detached houses at 62 units.
3rd Place: Chachoengsao Province
With 266 units, accounting for 18.6% of all land allocation permits, this is a 23.3% decrease compared to the same period last year (YoY).
When classified by type of residence, semi-detached houses had the highest number at 152 units, followed by single-detached houses at 64 units and townhouses at 50 units.
1.2 Residential Construction Permits
In Q1 2026, there were residential construction permits issued in the EEC area, covering self-built residences, allocated project residences, and condominiums, totaling 6,116 units, which is a 5.1% increase compared to the same period last year (YoY).
This total consists entirely of low-rise residential construction permits, with no permits issued for condominiums in this quarter.
When considering by province in the EEC area, the provinces with the highest number of residential construction permits are as follows:
1st Place: Chonburi Province
With approximately 3,398 units, accounting for 55.6% of all residential construction permits, this is a 3.6% increase compared to the same period last year (YoY).
All of these are low-rise residences, with single-detached houses having the highest number at 2,139 units, followed by townhouses at 1,134 units, semi-detached houses at 86 units, and commercial buildings at 39 units. No permits for condominium construction were issued.
2nd Place: Rayong Province
With approximately 1,729 units, accounting for 28.3% of all residential construction permits, this is a 1.2% increase compared to the same period last year (YoY).
All of these are low-rise residences, with single-detached houses having the highest number at 1,070 units, followed by townhouses at 460 units, semi-detached houses at 132 units, and commercial buildings at 67 units. No permits for condominium construction were issued.
3rd Place: Chachoengsao Province
With approximately 989 units, accounting for 16.1% of all residential construction permits, this is an 18.9% increase compared to the same period last year (YoY).
All of these are low-rise residences, with single-detached houses having the highest number at 870 units, followed by townhouses at 92 units, semi-detached houses at 22 units, and commercial buildings at 5 units. No permits for condominium construction were issued.
2. Demand Situation for Residences
2.1 Transfer of Property Rights for Residences
In Q1 2026, there were 10,644 units transferred in property rights for residences in the EEC area, with a total value of 25,047 million baht, representing an 11.6% increase in the number of units and a 6.0% increase in value compared to the same period last year (YoY).
In Q1 2025, there were 9,535 units transferred, valued at 23,626 million baht.
The transfers in Q1 2026 comprised low-rise residences totaling 7,434 units, valued at 18,105 million baht, and condominiums totaling 3,210 units, valued at 6,942 million baht.
When considering by province, ranked by the value of property rights transfers for residences, we find:
1st Place: Chonburi Province
With 7,078 units transferred, this is a 6.9% increase, with a total value of 17,418 million baht, a 0.2% decrease compared to the same period last year (YoY), which had 6,621 units and a value of 17,453 million baht.
This includes transfers of low-rise residences totaling 4,119 units, valued at 10,823 million baht, with townhouses having the highest number of transfers at 1,778 units, valued at 3,168 million baht.
For condominiums, there were 2,959 units transferred, valued at 6,595 million baht.
2nd Place: Rayong Province
With 2,691 units transferred, this is a 24.0% increase, with a total value of 5,745 million baht, a 25.2% increase compared to the same period last year (YoY), which had 2,171 units and a value of 4,588 million baht.
This includes transfers of low-rise residences totaling 2,491 units, valued at 5,446 million baht, with single-detached houses having the highest number of transfers at 1,178 units, valued at 2,966 million baht.
For condominiums, there were 200 units transferred, valued at 299 million baht.
3rd Place: Chachoengsao Province
With 875 units transferred, this is a 17.8% increase, with a total value of 1,885 million baht, a 19.0% increase compared to the same period last year (YoY), which had 763 units and a value of 1,584 million baht.
This includes transfers of low-rise residences totaling 824 units, valued at 1,836 million baht, with single-detached houses having the highest number of transfers at 370 units, valued at 957 million baht.
For condominiums, there were 51 units transferred, valued at 49 million baht.
