Report on the Situation of Condominium Ownership Transfers by Foreigners, Q1 2026
The Real Estate Information Center (REIC) of the Government Housing Bank (GHB) has prepared an analysis on the topic of "The Situation of Condominium Ownership Transfers by Foreigners Nationwide in Q1 2026". It was found that the number of units and the value of condominium ownership transfers by foreigners nationwide decreased compared to the same period last year (YoY). The main group of buyers, both in terms of the number of units and value, continues to be Chinese nationals, while Indian buyers stand out with the highest average transfer value per unit. Overall, the transfer of condominium ownership by foreigners nationwide has decreased compared to the same period last year due to the economic slowdown both in Thailand and globally, leading buyers to be more cautious, especially Chinese buyers who are facing domestic economic issues and liquidity constraints, causing some foreign buyers to delay their purchasing decisions. The situation of condominium ownership transfers by foreigners nationwide in Q1 2026 showed that there were 3,241 units, a decrease of -17.3% compared to the same period last year (YoY), with a value of 13.464 billion baht, down -17.9%, and a total area of 141,644 square meters, down -13.8%. The proportion of condominium ownership transfers by foreigners compared to Thais has decreased, with the number of units dropping to -13.6%, while the value decreased to -23.9% (details according to Charts 1 to 8).









When considering the nationalities with the highest number of ownership transfers, the top 10 include China, Russia, Myanmar, Taiwan, the United States, France, the United Kingdom, Germany, Australia, and India. It was found that Chinese buyers remain the top group, even though the number of units and the value of ownership transfers have decreased compared to the same period last year. Chinese buyers had an average transfer value of 3.9 million baht per unit and an average area of 39.9 square meters per unit, while Indian buyers had both the highest average value and area, with an average transfer value of 5.6 million baht per unit and an average area of 67.8 square meters per unit. For the average size and value of condominiums transferred to foreigners in the first three months of 2026 (January - March), it was found that the condominiums transferred had an average area of 43.7 square meters per unit and an average value of 4.2 million baht per unit, or approximately 95,054 baht per square meter (details according to Table 1).
