The Thai Real Estate Association, in collaboration with RAPTOR, REAL HOTEL, VG, and TOA, organized a seminar on the new era of real estate, focusing on Wellbeing Real Estate: The Essence of Life at Architect '69 at CO.KAN Common Area, Muang Thong IMPACT Challenger Hall 3. The event featured two speakers: Ms. Sumitra Wongphakdee, Managing Director of Terra Media and Consulting Co., Ltd., and Mr. Suthep Panyasakorn, CEO of D-Land Group Co., Ltd. The session was moderated by Mr. Preecha Kulpaithanathorn, Managing Director of Piang Suk Property Development Co., Ltd. and President of the Nonthaburi Real Estate Trade Association.

Ms. Sumitra Wongphakdee, Managing Director of Terra Media and Consulting Co., Ltd., stated that “Wellbeing” refers to a long-term state of good living, which goes beyond temporary happiness and is deeper than the term Quality of Life. It is not just about having a home, income, or sufficient comfort, but rather asking, “In the past six months, have you truly felt good about your life?” If the answer is yes, that is the true beginning of Wellbeing.

Wellbeing is more than just temporary happiness; from a psychological perspective, happiness has two levels.
The first level is Hedonic Happiness, which is short-term happiness, such as buying new things, seeing beautiful sights, or momentary satisfaction.
The other level is Eudaimonic Happiness, which is deeper happiness, a sense of inner stability, and a fulfilling joy. This is the essence of Wellbeing.

Thus, it is not just about the phrase “being happy,” but about having a Positive State of Mind and a good Coping Strategy. When faced with challenges, one can rise again. People with Wellbeing are not those who have never encountered problems, but those who can handle life well.

Wellness is the method, while Wellbeing is the outcome. Many people often use the terms Wellness and Wellbeing interchangeably, but they are distinctly different. Wellness refers to activities or processes that promote physical and mental health, such as exercising, quality sleep, healthy eating, being close to nature, and living a balanced life. In contrast, Wellbeing is the final outcome, a state of sustainable good living.

Real estate is more connected to Wellbeing than one might think. Housing is one of the four basic needs; thus, a home serves as the foundation for physical and mental health. Therefore, having a good home, a good location, good design, and a good environment directly impacts the Wellbeing of its residents.

If a project makes people feel refreshed, safe, and that their lives are more balanced when they return home, that is real estate that is genuinely creating Wellbeing. This is why developed countries have moved beyond just Quality of Life to focus on Wellbeing, as once basic needs are met, what people desire next is “the quality of feeling in living.”

The four main dimensions of Wellbeing that developers must design are:

Because customers want facilities that genuinely make them feel comfortable.

It is not necessary to have activities together all the time, but there should be a sense of being in a trustworthy community.

People with Spiritual Wellbeing often start to think more about “giving” than “receiving” and view life beyond material success.

Longevity is not just about extending life but living a quality life. Another trending term is Longevity, which is not about prolonging the death line but reducing the time spent suffering to the shortest possible. The goal is not just to live longer but to maintain good health until the last day and to accept death peacefully, comprising:
Lifespan: total lifespan
Healthspan: period of good health
Wellspan: period of good quality of life in body, mind, and relationships.

It is clear that Long Life does not equal Good Life, and the real estate market is increasingly required to address this issue.

Consumers value Wellness more than Hospitality Service. Research from a survey of 1,500 samples found that:
Wellness is important to 86%
Hospitality Service is important to 71%
People prioritize Quality of Life and Safety over a Hotel-like Living experience. This means that customers do not just want Room Service or Concierge but seek spaces that genuinely improve their lives, such as good air quality, safety, relaxation, and mental peace.

Modern homes do not sell layouts but sell feelings. One of the most important points from the seminar is that developers must stop selling just the number of bedrooms, bathrooms, or house plans but must sell the “feeling” of the space. A clear example is that customers may say they want a swimming pool, but the real reasons may vary significantly. Some want it for actual swimming, while others want it to showcase an image. If the Why Behind the Need is not understood, the design will be flawed from the start. There is a real case where one project placed a pool on the second floor for visibility and sold well, while another project placed the pool on the first floor based on function but did not sell because it did not meet the true needs. This is why today’s brief must not only state “what is needed” but also “why it is needed.”

Modern real estate does not compete on concrete but on quality of life. Wellbeing Development is not a temporary trend but a new standard for project development. A good home today must answer the crucial question: “When you return home, do you truly feel better?”

Become Essentia is a project that started from the important question of how much happiness a good home should create in life.
Mr. Suthep Panyasakorn, CEO of D-Land Group Co., Ltd., shared that the idea did not come from seeking a marketing selling point but began from his own Pain Point, particularly regarding “sleep” and accumulated worries in daily life, leading to the study of how homes should be spaces that genuinely help humans live better.

Thus, a home is a space that allows the body to rest, the mind to calm, and family relationships to grow healthily. This concept became the starting point for Become Essentia, a single-house project designed from the science of Well-being and the science of happiness to create a living experience that goes beyond the term home.

The original plan for the project was 236 units, reduced to only 107 units to increase living space. By using the Well-being concept as the core of the project, the entire layout was redesigned, resulting in only 107 single houses or a sales area of only 48%, while the common area increased to 52% in exchange for better quality of life.

From the study of the 4 Hormones of Happiness, the main concept of the project builds on research about rest, sleep, and quality of life, linking to the “4 Hormones of Happiness,” which are essential for balanced living:
Dopamine — success, reward, and motivation
Oxytocin — bonding, love, and trust
Serotonin — calmness, stability, and satisfaction
Endorphins — happiness from exercise
Thus, every aspect of the project is designed to encourage residents to experience these joys naturally every day.

Common areas designed for real-life use
An 11-rai garden, ten times larger than required
A 1.5-kilometer jogging track around the project
A 4-meter backyard to ensure each house has a distance of 8 meters between walls, enhancing airflow, tranquility, and privacy
Parking for 4–6 cars per house, with an additional 50 visitor parking spots
All of this is intended to make “leaving home” easy and to ensure that every area in the project has real value for use.

A community born from daily life. The design concept connects every alley to the common area, making it easier for families to come out and live together, whether it’s taking children for a walk, bringing pets to meet, jogging after work, or spending time by the lake. These small moments are the starting point for relationships between neighbors and make the community truly come alive.

A thoughtfully designed home, starting from the choice of high-quality materials. For example, TOSTEM glass systems of 5–8 mm and ERV systems for indoor air quality. The key idea is to reduce the Pain Points of living, whether it’s about future renovations, the discomfort of backyard space, or insufficient parking. It should not start with a purchase that requires returning to fix everything.

Become Essentia is about designing a lifestyle that values sleep, rest, relationships, long-term happiness, and is a space that helps improve life every day.
This is the new meaning of truly living.
