The Home Builder Association predicts that the home building market in the first quarter of 2026 will remain 'stable' with a value of approximately 47 billion baht, similar to the same period in 2025, due to the impact of war and rising energy costs. Home building prices are expected to increase by 3-5% starting after April. Consumers are advised to build their homes now before prices adjust to the new costs. The association also announced the successful establishment of regional committees for the 'Northeast and South' and is preparing to host a major event to elevate construction standards and enhance consumer awareness nationwide.

Mr. Anantakorn Amornwatee, President of the Home Builder Association (HBA), revealed that the overall home building market across the country is expected to be 'stable' in the first quarter of 2026, with a value of around 47 billion baht, close to the 46.142 billion baht recorded in the same period of 2025.

Despite the continuous demand for home construction, the home building industry faces pressure from geopolitical conflicts and global energy prices, which have led to significant fluctuations in construction material prices, particularly for steel and petrochemical-related products.

This has resulted in a continuous increase in construction costs, prompting member companies of the association to prepare for a nationwide price increase of 3-5% to align with actual construction costs, effective from late April onwards. This marks a significant turning point for the home building market in the second quarter of this year.

The framework for adjusting home construction costs can be divided into two main groups:

· Companies that will adjust prices quickly will start increasing prices after April 2026.

· Companies that will gradually adjust prices to reflect actual costs, with new prices expected to begin in the second quarter of this year.

“For consumers planning to build a new home, it is advisable to prepare for rising costs, which will lead to home prices increasing by another 3-5% from the current levels. For those ready to proceed, signing a contract now is a way to lock in the current costs before the major price adjustments begin after the end of April, ensuring that the home building budget will not exceed expectations, even in a volatile economic environment,” Mr. Anantakorn stated.

Successful Establishment of the 'Northeast - South' Committee

Mr. Anantakorn mentioned that this year, the association is preparing to tackle new challenges by enhancing consumer awareness in various provinces across the country. The successful establishment of regional committees in the Northeast and South will oversee construction standards, expand the membership base of home building companies, and build consumer confidence in the association's members nationwide.

Additionally, a major event, the 'Regional Home Building Expo', is being planned to tap into purchasing power in provinces with potential, starting with events in the Northeast and South during the third quarter of 2026. This will bring together leading home building companies to provide comprehensive services to meet the increasing housing demand in key economic areas.

Mr. Anantakorn stated that systematic expansion into the regions will help invigorate the home building market in the second quarter of this year. The main theme of communication will emphasize the service capabilities of member companies and the value consumers will receive, which is 'Build Faster, Save More, Lock in Original Prices.'

“Delaying decisions to wait for various situations may lead consumers to bear higher costs. Building a home with association member companies at this time is the most worthwhile opportunity before the new cost adjustments begin at the end of April,” Mr. Anantakorn concluded.
