One Bangkok Partners with Agoda to Sign Green Lease Agreement, Promoting Sustainable Office Spaces
One Bangkok has signed a Green Lease agreement with Agoda, a leading global digital travel platform, for Agoda's office space in One Bangkok Tower Five. This makes Agoda the first tenant of this office building to enter into a Green Lease agreement. This collaboration sets shared sustainability goals and standards, reflecting both parties' commitment to developing a future-ready city while promoting environmentally friendly practices and sustainable well-being.

Green Lease: A Collaborative Approach for Sustainable Progress

One Bangkok's Green Lease model establishes a framework for office space tenants based on international standards and practices, such as LEED and WELL. It provides comprehensive guidelines and support for tenants from the initial design phase, construction, decoration, operations, to maintenance. This model also supports the ESG goals of Frasers Property Group to have at least 85% of its buildings certified for environmental sustainability by 2030.



The key elements of the Green Lease implemented in the agreement include:
• Efficient energy management: One Bangkok has adopted an intelligent management system for energy-efficient operations throughout the project. To enhance this infrastructure and align with Agoda's climate change goals, Agoda has chosen to implement smart energy management solutions alongside high-efficiency LED lighting and appropriate use of natural light, reducing general lighting energy consumption by up to 25%1.
• Use of non-toxic materials and indoor air quality control: One Bangkok has set restrictions on the use of harmful volatile organic compounds (VOCs) by promoting the selection of low-VOC materials such as paints, coatings, adhesives, and sealants. To ensure that these standards lead to a healthier working environment, Agoda has selected construction materials that do not cause pollution and meet established standards to enhance indoor air quality and employee well-being.
• Recycling and waste management:
One Bangkok has a comprehensive waste management system throughout the project, and Agoda has implemented waste sorting and recycling of materials such as paper, plastic, glass, and metals within its office space.
• Water management
One Bangkok has adopted standardized approaches for selecting water-using devices, resulting in a 35% reduction in water usage from building fixtures. To support this approach, Agoda has installed high-efficiency low-flow water-saving devices in pantry sink areas, reducing water usage while maintaining convenience for daily activities.
• Data exchange for optimization
One Bangkok collaborates with tenants to analyze and report data on energy, water, and waste. Agoda and One Bangkok have agreed to transparently exchange environmental performance data to continuously improve resource efficiency and waste management.
Given the size of Agoda's office space and the number of employees at One Bangkok, this collaboration is expected to have a clear positive environmental impact on both the project and the overall office market in Bangkok. One Bangkok began implementing the Green Lease model in 2023 and has received continuous positive feedback from office tenants. Currently, tenants who have signed Green Lease agreements account for over 30% of the total leased office space, reflecting market demand for workspaces that prioritize sustainability, environmental concerns, and user well-being.
