Mr. Kiri Kanjanapas, Chairman of the BTS Group, presided over the launch ceremony of the 'Thai People's Home' project, aimed at supporting quality of life for housing. He was joined by Dr. Mahatthana Amornpisit, Managing Director of the Government Housing Bank (GHB), in a collaboration between BTS Group Holdings Public Company Limited and GHB. The event also saw the participation of Mr. Rangsit Kritlaksana, Executive Director and Chief Operating Officer of BTS Group Holdings Public Company Limited, and Assoc. Prof. Dr. Ekphong Tretrong, Chairman of Ideal One Company, along with senior executives from BTS Group and partners at BTS Visionary Park, 33rd floor.

Mr. Kiri stated that the 'Thai People's Home' project stemmed from a desire to contribute something meaningful to Thai society. He grew up in a family involved in real estate, with his father, Mr. Mongkol Kanjanapas, being a well-known property developer 60 years ago. While he has focused on infrastructure business, including rail transport, expressways, and buses, his family continues to develop real estate, holding land and engaging in joint ventures with major property companies.

Mr. Kiri expressed that deep down, he did not want to spend most of his time on land development. However, he reflected on the many people who wish to own their homes but lack the means for various reasons, especially those seeking affordable housing in convenient locations. This led him to question how to provide opportunities for this group. He recalled a similar feeling 30 years ago when he decided to tackle traffic issues with a rail transport system, which many deemed difficult but ultimately succeeded. Today, that same spirit returns, but this time the goal is not national infrastructure but housing that supports quality of life for everyone.

Mr. Kiri mentioned that he spent months considering details, from selecting company land for housing design to choosing furniture, appliances, and construction materials himself, negotiating costs with a commitment to ensure reasonable pricing that benefits buyers directly. With all elements aligned, he is confident that this project can be realized and will benefit society, particularly those who aspire to own their homes but lack opportunities. In his view, developing housing in this manner requires both courage and serious investment readiness.

This is achieved through collaboration with financial institutions to open doors for home ownership for young people and those with limited incomes. While profit is a normal expectation in investment, this project aims to provide quality housing near public transport with complete amenities, allowing residents to take pride in truly owning their homes,” Mr. Kiri stated.

'Thai People's Home' is not just a real estate project but a commitment to give back to society and provide equal housing opportunities for all Thais. Thanks to the Government Housing Bank, BTS Group, the media, and all stakeholders who have supported quality of life for housing and pushed the 'Thai People's Home' project to fruition today.

Dr. Mahatthana stated that GHB, as a state financial institution with the mission of 'making Thai people have homes,' is moving forward with the Ministry of Finance's policy to provide opportunities for Thais to own their homes through diverse loan support at low-interest rates and flexible repayment terms to ease the financial burden on citizens. He believes that participants in the 'Thai People's Home' project will achieve home ownership. Additionally, GHB has set up a team of loan officers to advise registrants interested in purchasing housing in the project and seeking loans from the bank, preparing them before applying for loans to ensure quick and efficient loan processing. GHB is ready to drive this project to achieve its goals, deliver housing, reduce inequality, and enhance the quality of life for more Thais.

Assoc. Prof. Dr. Ekphong stated that the D:CODE SRI NAKARIN* and 'D:CRAFT KHLONG LUANG' projects, under the 'Thai People's Home' concept, aim to create easy-to-use, comfortable living spaces that meet all needs of Thai people, fostering a new quality of life through a balanced integration of various spaces. This design intends to embody art and intention in every step, from the overall building to the details of usable space. The flowing curves, reminiscent of waves, reflect the uniqueness of mountains and rivers, creating an environment that meets urban living needs, offering comfort beyond mere residence and allowing residents to experience the value of life in every dimension.

Mr. Rangsit added that the 'Thai People's Home' project is a new initiative from BTS Group* to create housing for all Thais, with plans to develop in high-potential locations in Bangkok and surrounding areas, starting with two areas: Srinakarin Road near the Nakhon Phitthaya Metro Line (Yellow Line) and Khlong Luang District in Pathum Thani Province. Future plans include expanding the project to many areas nationwide to meet the demand of interested parties.
The first pilot project, 'D:CODE SRI NAKARIN*,' is a low-rise condominium approximately 8 stories high, with no more than 24 buildings and a total of around 4,150 residential units across all buildings. The units are divided into three types: 30 sq.m., 45 sq.m., and 60 sq.m., on approximately 42 rai** of land. The project is located just 300 meters from the Srinakarin station (YL17) of the Nakhon Phitthaya Metro Line (Yellow Line).

The project comes with furniture and appliances, along with special conditions where buyers do not need to pay the initial down payment, which will enhance financial liquidity and reduce the burden of starting home ownership. The number of buildings, floors, and units may be adjusted based on the demand of registrants, loan approval for construction, and legal permissions or approvals.

Mr. Rangsit continued that the 'D:CODE SRI NAKARIN*' project is currently in the process of obtaining necessary licenses and approvals, including building permits and environmental impact assessments (EIA). Construction is expected to begin around September 2026 and be completed by late December 2028, followed by the registration of the condominium according to the law. The D:CRAFT KHLONG LUANG project will be a future project in Khlong Luang District, Pathum Thani Province, with updates to be provided by the group as they progress.
