SCX Corporation, a company driving the Engine2 or Recurring Income business under SC Asset, has revealed its strong performance in the first half of 2025, exceeding expectations through outstanding strategic warehouse management, resulting in a surge in leasing to 110,000 sq.m., a 260% increase from the previous year, with plans to reach 150,000 sq.m. by year-end. The company is confident in meeting the demands of global clients, particularly from Japan, China, and Europe, who continue to show strong interest, reflecting the effectiveness of its strategic space management and responsiveness to global market needs.

Mr. Rachad Nantakwang, CEO of SCX Corporation, commented on the overall business outlook for the first half of the year: "We clearly see positive signals from global customer demand, especially from Japan, China, and Europe, which require standardized and efficiently managed warehouse spaces. Another key highlight of SCX Logistics is its diverse and flexible customer structure, with main customer groups including logistics (45%), manufacturing (25%), and data centers (16%), showcasing its potential to support various industries and attract leading companies from Japan (25%), China (23%), Thailand (21%), and France (16%).

Additionally, SCX Logistics is preparing to establish a Real Estate Investment Trust (REIT) focused on logistics warehouses, with plans to offer it to the public by 2026. Currently, the company is assessing asset valuations and selecting financial advisors, expecting to include existing warehouse assets totaling 150,000 sq.m. as the initial assets of the trust, as part of its fundraising strategy to expand the business and meet the increasing demand for warehouse space driven by the growth of the logistics sector.

SCX Logistics operates five warehouses for rent managed by SCX Corporation, including:

  • SCX Logistics Bangna Km. 20, located on Bangna-Trad Road, Samut Prakan, on a large 90-rai plot, with a total leased area of 80,000 sq.m., close to Suvarnabhumi Airport and expressways, allowing quick access to Bangkok and the Eastern region.
  • SCX Logistics Bangna Km. 23, a high-standard ready-built warehouse and factory located in the industrial zone (Purple Zone) in a high-potential area of Bangna, with a total leased area of 16,740 sq.m.
  • SCX Logistics Nakhon Sawan, a distribution center in the lower northern region, located at a junction of main routes between the central and northern regions, with a total leased area of 16,000 sq.m.
  • SCX Logistics Laem Chabang, a warehouse located on Highway 3009 heading towards Laem Chabang Port Phase 3, one of the largest ports in the ASEAN region, with a total leased area of 46,000 sq.m.
  • SCX Logistics Amata Chonburi, located in the Amata Nakorn Industrial Estate, Chonburi, with a total leased area of 37,000 sq.m., designed to support automation systems and suitable for Japanese and European companies with manufacturing bases in the surrounding industrial estates.

In addition to SCX Logistics, SCX Corporation also has businesses within its group, such as SCX Working Solutions, which currently offers office space for rent in six locations totaling 120,000 sq.m., and SCX Hospitality, which currently operates the YANH Ratchawat Hotel, awarded "Excellent 3-Star Hotel" with certification from the Tourism Authority of Thailand. The company is also preparing to develop KROMO Bangkok, Curio Collection by Hilton on Sukhumvit 29, and The Standard Pattaya Na Jomthien, set to open within 2025.
