Deputy Prime Minister and Minister of Finance, Mr. Pichai Chunhavan, has assigned the Government Housing Bank (GH Bank) as a key mechanism to drive the economy through the real estate sector, accelerating the release of new loans in the second half of 2025 with an injection of over 150 billion baht into the economy. This aims to stimulate growth in the real estate sector, positively impacting employment and related businesses, while continuing to help Thai people maintain their homes. Measures will be implemented to assist customers facing income issues, following the successful maintenance of homes for over 373,000 accounts.

Mr. Kamolphop Veerapala, Managing Director of the Government Housing Bank (GH Bank) revealed that in accordance with Deputy Prime Minister and Minister of Finance, Mr. Pichai Chunhavan's policy for state financial institutions to adjust their operational strategies by lowering profit targets to allocate funds for economic stimulation and debt relief for the public, GH Bank has established four economic stimulus measures: (1) Premier Home Loans for customers with purchasing power for housing, with loan amounts starting from 7 million baht and an interest rate of only 1.79% for the first year; (2) Repair and Renovation Loans and Repair and Renovation Plus Loans for customers needing additional funds for improvements, extensions, repairs, or purchasing related equipment, with a maximum loan amount of 300,000 baht, where the first 100,000 baht has an interest rate starting at 1.00% per year through the "Repair and Renovate" loan, and an interest rate of 1.99% per year for the next 200,000 baht through the "Repair and Renovate Plus" loan; (3) Pre Finance Premium Loans for real estate developers meeting the bank's criteria in 27 potential provinces, with an interest rate of 3.90% for the first year; and (4) assistance measures for debtors affected by the economy (DC3) with a budget of 30 billion baht for customers in special monitoring groups (SM) who have borrowed from the bank for at least one year, receiving reduced interest rates and payment terms for up to one year, with the first six months at an interest rate of only 0% per year and monthly payments of only 1,000 baht. More than 4,000 accounts have registered for the program, representing a remaining principal amount of over 5 billion baht. This initiative, in line with the Ministry of Finance's policy, has helped more Thai people access housing loans, resulting in GH Bank releasing over 100 billion baht in new loans in the first six months of 2025. The bank aims to continue as the government's main mechanism for economic stimulation, targeting the release of over 150 billion baht in new loans in the second half of 2025, which will enable a total of 241.78 billion baht in new loans for the year, playing a crucial role in stimulating the real estate sector's growth, positively impacting employment and related businesses, and benefiting the overall economy.

In addition to injecting funds into the economy through housing loans, the bank has also assisted customers according to the policies of the Ministry of Finance and the Bank of Thailand (BoT) by implementing the “You Fight, We Help” program, with 80,939 customer accounts currently registered. However, for customers unable to participate in the “You Fight, We Help” program, GH Bank has measures to assist special monitoring group (SM) customers and NPL status customers who have been continuously affected by income issues, totaling over 373,000 accounts. In 2025, over 238,000 accounts have had their debts resolved and returned to normal status through household debt resolution measures (HD1 – HD3), and measures to help customers reduce their installment payments and defer interest payments for up to one year. In the first five months of 2025, GH Bank has helped over 135,000 accounts in this group return to normal status through economic impact assistance measures (DC 1 - DC2).

As for GH Bank's operational direction as a state financial institution, it does not aim for maximum profit but focuses on fulfilling its mission of “Making Thai People Homeowners” according to the operational framework assigned by the Ministry of Finance. In the past, the bank has reduced interest rates on all types of loans, resulting in the lowest MRR interest rates compared to commercial banks and other state financial institutions. Additionally, the bank has extended loan terms up to 80 or 85 years, from the previous limit of the borrower's age combined with the loan term not exceeding 70 or 75 years, which can help alleviate the cost of living burden for customers.

Moreover, GH Bank is advancing the quality of life for Thai people, especially those with low to moderate incomes and vulnerable customer groups, by increasing access to loans. The bank is providing opportunities for customers lacking documentation or proof of income to participate in the GH Bank housing project and financial education program, to save money consistently through the GHB ALL GEN Application for at least 12 months (across all accounts) as evidence for future housing loan applications with GH Bank. To date, over 220,000 customers have expressed interest in registering to open savings accounts, and more than 50,000 have already received loans. This year, GH Bank aims to attract over 10,000 customers to open savings accounts for future housing.
