Colliers Thailand reported on the real estate market in Phuket for 2024, revealing that the market value for villas currently for sale is as high as 160-170 billion baht, showing significant growth from the previous year. The number of projects has increased from 30-40 projects per year, with over 170 villa projects currently available. In the first half of 2024, more than 1,285 new villas were launched from 65 projects, valued at a total of 36 billion baht, marking the first time in 15 years that the number of villa launches exceeded that of condominiums. The report also indicated that the villa market in Phuket is continuously growing, with demand from Russian and European buyers, who often purchase for second homes or as investments. The top four areas for villa sales in 2023 included Cherng Talay with 210 units, Pru Jampa with 180 units, Bang Jo with 31 units, and Layan with 28 units, reflecting the popularity of these areas. Currently, villas in Kamala and Bang Tao have the highest prices on the island, with the highest unit price at 296.2 million baht and 270 million baht, respectively. The next tier includes Cherng Talay and Pru Jampa, which are emerging hot spots, with average prices of 114.7 million baht and 56.3 million baht, respectively. Future trends indicate that villa prices in Kamala, Cherng Talay, Bang Jo, Pru Jampa, and Layan will continue to rise due to strong market demand.

Plans to expand from Phuket to other major high-potential cities.
