Knight Frank Chartered (Thailand) Ltd. reports that 60% of new office space will remain concentrated in the CBD, with the second half of 2023 projected at 410,700 square meters, 316,000 square meters in 2024, and 440,400 square meters in 2025.
The average rent in the first quarter of 2023 is set at 817 baht per square meter per month, an increase of 0.5% compared to the previous quarter and 0.3% from 2022. Office buildings in the CBD are expected to adjust to 933 baht per square meter per month, reflecting a 0.5% increase from the previous quarter.
High Competition: 'Price - Quality'
The Krungsri Research Center reports that from 2024 to 2025, the office rental business is expected to improve in line with the recovery of the Thai economy, which is projected to grow by about 3-4%. Tenants are likely to prioritize flexibility, technology, and work environments that support diverse working styles, while also considering sustainability and ESG (Environment, Social, and Governance) issues before making leasing decisions.
