One Bangkok Welcomes All Eyes at the End of October 2024
One Bangkok is a model green smart city real estate project located in the heart of Bangkok, known as "The Heart of Bangkok" or "City in the Heart." This project is dedicated to enhancing green spaces in Bangkok, providing a new living experience, and inspiring everyone through art and culture while improving the quality of life for its residents.

One Bangkok, developed by TCC Assets (Thailand) Co., Ltd. and Frasers Property Holdings (Thailand) Co., Ltd., aims for a Better Quality of Life in One Bangkok, enhancing overall quality of life in three dimensions:
▪️Physical Vitality
• Walkable Neighborhood: Wide sidewalks spanning 5 km with 2.6 km of tree-lined paths.
• Healthy Buildings: Equipped with air filtration systems, heat and noise-reducing glass, and automatic lighting systems.
• Designed for Mobility: Accessible areas for wheelchairs and tactile paving for visually impaired individuals.

▪️Mental & Social Rejuvenation
• Refreshing Outdoor Spaces: Over 50 rai of green and open spaces connecting Lumpini Park and Benjakitti Park, totaling 762 rai.
• Inspiring Urban Canvas: Integrating art and culture through a 2 km Art Loop.
▪️Safe & Secure Environment: Prioritizing the comfort and safety of users and residents 24/7 with a District Command Center.

Elevating Life's Quality at One Bangkok:
▪️District Cooling: A centralized cooling system that efficiently provides chilled water throughout the project, reducing energy consumption and allowing for additional rooftop garden spaces. This system, managed by a team of expert engineers, can save up to 22% energy compared to conventional air conditioning systems.

▪️Water Management: With rising global temperatures making water a scarce resource, One Bangkok has designed a dual water management system comprising recycled water and potable water. Recycled water is used for irrigation, cooling towers, and flushing toilets in common areas, achieving at least a 40% water savings.

▪️District Management: A centralized control system that monitors, analyzes, and responds to safety and threat incidents. The Security Operations Center (SOC) oversees digital devices, amenities, and critical infrastructure such as electrical systems, vertical transportation, plumbing, heating, building management systems, and communication systems, all monitored 24/7.

▪️Seamless Communication: Recognizing the importance of data access for learning and development, One Bangkok has designed a comprehensive communication system with high-speed Wi-Fi covering the entire project. This system consolidates various services into a single fiber network, reducing costs and infrastructure complexity while enhancing signal transmission with Wi-Fi 6 and 5G technology for seamless connectivity throughout the project.

▪️Future Proofing: Designed for the future, One Bangkok employs modular systems that can be easily adapted or upgraded as needed. The project connects various systems, such as IoT and ICT networks, allowing for immediate upgrades with new technologies. This data analysis platform enables real-time data analysis, facilitating accurate and rapid decision-making for equipment changes, proactive maintenance, or service improvements.
▪️District Command Center: The central operations center plays a crucial role in maintaining security and supporting ongoing operations within the project 24/7. In emergencies, the center coordinates with project personnel and emergency services to minimize impacts on everyone in the project. Additionally, it manages building systems such as electrical, mechanical, energy management, and security systems to ensure efficient and safe project operations.
▪️Green Architecture: The buildings and public spaces of One Bangkok are designed according to LEED, WELL, and TREES standards to enhance quality of life, reduce resource consumption, and improve efficiency. The project emphasizes sustainability and green innovation through architectural and engineering design, adhering to LEED standards for community development and WELL standards focusing on health and well-being, covering air, water, nutrition, lighting, exercise, comfort, and mental health.
