'One Origin Public Company Limited' or ONEO has partnered with 'TLTH', a major real estate giant from Japan to develop a new mixed-use project in the Bangna area, creating the 'One Origin Sukhumvit 68' project, which combines a premium hotel and urban resort-style offices along with retail space, with a project value of over 1.7 billion baht. The project will feature the premium hotel brand 'Grand Mercure' from the Accor Group, a leading international hotel and service provider, catering to the Bangna area, which is set to become a global shopping and tourism hub, expected to open in Q4 2026.

Mr. Piti Jarukamjorn, Chief Executive Officer of One Origin Public Company Limited (ONEO), a real estate business focusing on recurring income, under Origin Property Public Company Limited (ORI), revealed that “ONEO” has reached a joint venture agreement with TLTH Company Limited, a subsidiary of Tokiwa Land Corporation, to jointly develop the 'One Origin Sukhumvit 68' project (One Origin Sukhumvit 68), a mixed-use real estate project combining a hotel, retail space, and office buildings, with a total project value of approximately 1.7 billion baht, under the company One Origin Sukhumvit 68 Limited, where ONEO holds a 51% stake and TLTH holds a 49% stake. Additionally, they have reached an agreement with the Accor Group to bring the premium hotel brand Grand Mercure to operate within the One Origin Sukhumvit 68 project.

This joint venture arises from the shared vision of ONEO and TLTH to lead in the real estate development and service sector, with a commitment to creatively meet all customer needs and strengthen ONEO's property portfolio for sustainable recurring income growth. They also see the growth potential in the Eastern Economic Corridor (EEC) area, with Bangna being a key location connecting to the EEC. Previously, TLTH has partnered with ONEO to develop two mixed-use real estate projects: One Origin Sanam Pao and One Origin Phaya Thai.

The One Origin Sukhumvit 68 project is a mixed-use development located on over 2 rai of land along Sukhumvit 68, a prime area with multiple access points, such as Sukhumvit Road and Bangna-Trad Road, and is just 200 meters from the BTS Udom Suk station and 750 meters from BITEC Bangna. It will consist of 1. A premium hotel with 339 rooms, equipped with essential facilities including a conference area of approximately 1,000 square meters to support the growing MICE (Meetings, Incentives, Conventions, and Exhibitions) market, which is expected to continue growing both nationally and internationally; 2. An Urban Resort-style office building with approximately 6,000 square meters; and 3. Retail spaces for lease totaling approximately 1,000 square meters. Construction for the hotel is expected to begin in Q3 2024, with operations commencing in Q4 2026.

“Bangna is a prominent economic area and a large lifestyle hub with diversity, which will soon become a global shopping and tourism destination attracting both Thai and international tourists. In 2024, the Bangkok Mall, a large mixed-use shopping center covering over 100 rai, will open just 500 meters from the One Origin Sukhumvit 68 project, significantly supporting its success. We are confident that One Origin Sukhumvit 68 will become a prominent mixed-use development in Bangna, providing an excellent experience for both short-term and long-term residents, as well as serving as a space for the new generation of professionals, further elevating Bangna to a prime location closely connected to the EEC,” said the CEO of ONEO.

Mr. Hidetatsu Ikeda, Director of TLTH Company Limited, stated that Thailand remains a key destination for tourists worldwide and a significant hub in Southeast Asia for the MICE market due to its infrastructure, facilities, and lifestyle activities that cater to all levels of meetings and exhibitions. TLTH continues to explore new joint venture projects that have the potential to support the future growth of the MICE market in Thailand.

“One Origin is an important partner for us in Thailand. With our ongoing joint ventures, including the upcoming mixed-use projects such as One Origin Sanam Pao and One Origin Phaya Thai, as well as existing hotels like Ibis Phuket Kata, Ibis Hua Hin, and Ibis Styles Krabi Ao Nang, we recognize that One Origin is a partner with a shared vision to deliver projects in prime locations with comprehensive facilities and superior services that meet consumer needs.
