In recent years, the luxury single-house market in Thailand has continuously introduced new projects, particularly from 2022 into 2023, driven by several supporting factors such as the recovery of tourism, the expansion of public and private investments, and a clearer political direction.

Sansiri sees the growth of Concierge Service as one of the key drivers of after-sales service in super luxury horizontal projects. This is reflected in the increasing launch of luxury and super luxury horizontal projects by Sansiri, aligning with the growth direction of the high-end single-house market. It is recommended that after-sales service in the super luxury single-house segment needs to be elevated beyond just property management to deliver a lifestyle that meets the exclusive needs of high-end customers. Sansiri is set to introduce a new Sansiri Service aimed at caring for Sansiri families throughout their residence, in collaboration with Plus Property, in super luxury horizontal projects early next year (2024).

Sri Amphae Rattanamayu, CEO of Sansiri Public Company Limited, stated, "With nearly 40 years of experience in real estate development, Sansiri truly understands the needs and lifestyles of luxury customers, from superior design filled with taste to meticulous selection of high-quality materials, as well as creating an elevated living experience. We have worked closely with Plus Property to deliver after-sales services that care for customers from day one and throughout their residence. In the past, we have crafted exclusive living experiences through special services provided by a team of luxury service and lifestyle experts, with Butler services to assist residents, akin to having a hotelier in the condominium projects 98 Wireless and THE MONUMENT THONG LO, as well as Concierge services for personal assistance in recommending or booking various places and services such as housekeeping, laundry, and delivery in the KHUN by YOO project."

Currently, under the Sansiri Service that aims to care for Sansiri families throughout their residence, we see that the lifestyle of customers in luxury and super luxury single-house projects is similar to that of customers in high-end condominium projects. For example, hosting exclusive parties at home to welcome important guests from the country or globally, or providing the utmost privacy to ensure comfort, safety, and convenience in living in Sansiri projects. A recent example is Plus Property Co., Ltd. (a subsidiary of Sansiri that manages after-sales services) expanding its new business, Villa Management, piloted in Phuket, covering comprehensive Property Care Elite services. Additionally, there is Property Care On Demand, where customers can choose services based on their needs,” Sri Amphae continued.

Sansiri believes that after-sales service is a crucial factor in the decision to purchase a residence for both actual residents and investors, as it helps maintain and preserve the property in beautiful condition and increases its value. For instance, Muakai House by Sansiri, a high-end condominium by the sea in Hua Hin launched in 1988, has been well-maintained, retaining its beauty unchanged, and has seen a significant price increase from the original purchase price of 7 million baht to 80 million baht today (an increase of over tenfold). It also provides safety, peace of mind, and convenience to create peace of mind throughout the residence, aligning with a survey from the National Association of Realtors in the United States, which indicated that 82% of the target audience values after-sales service during the decision-making process of purchasing real estate.

“Therefore, the Concierge Service, a living assistant that goes beyond project management, will be one of the key drivers of after-sales service in super luxury horizontal projects, which is expected to grow to meet the increasing demand for high-end single houses. This aligns with Sansiri's launch of 15 luxury and super luxury horizontal projects this year (2023), valued at 34.77 billion baht, an increase of over 117% from 2022. We also plan to launch a new Sansiri Service comprising a team of luxury service and lifestyle experts to support living in Sansiri's super luxury horizontal projects early next year (2024), reaffirming our commitment to caring for Sansiri families from today, tomorrow, and forever,” Sri Amphae concluded.

Regarding the growth of the high-end single-house market in Thai real estate, the trend is also positive. According to data from CBRE (Thailand) Co., Ltd., in the first six months of this year, the overall luxury single-house market has shown continuous growth, with the rate of new project launches increasing by 205% compared to the first half of 2022, driven by several supporting factors such as the recovery of tourism, the expansion of public and private investments, a clearer political direction, and overall economic signals showing recovery. The Bank of Thailand forecasts that the Thai economy is expected to grow by 2.8% and 4.4% in 2023 and 2024, respectively.
