The highlight of this initiative is OCC (One City Centre), a Grade A+ office building featuring over 3 rai of green space that offers urban dwellers a close connection to nature. We create internal policies and project development guidelines that align with this goal, starting from project design, material selection, and the use of modern innovations to concretely implement our Green & Sustainability policies across three key areas: energy conservation, environmental preservation, and design, which we apply in nearly all our projects, such as:<\/p>

Energy Conservation<\/span> <\/strong>through the use of double-glazed glass in various projects like The Estelle Phrom Phong <\/span><\/strong> and <\/span>Tet Sathorn Twelve<\/strong>, which better insulate against external heat to reduce energy consumption. We install electrical systems that support LED lighting, which is more energy-efficient than traditional bulbs, and choose energy-saving air conditioning units.<\/p>

Environmental Preservation<\/span> <\/strong>includes a wastewater recycling system for communal areas, such as watering plants and cleaning floors, and a wastewater treatment system before discharging into public treatment ponds. We use water-saving toilets and fixtures, maintain large trees that existed before project development, and provide electric vehicle (EV) charging stations in the project's parking area.<\/p>

Design <\/strong><\/span> allocates 50% of the project's open space to green areas, such as Rosewood Residences Kamala<\/span> <\/strong>which features over 8 rai of green space, including sloped gardens and communal green areas in the Tet Sathorn Twelve<\/strong> project. We design the overall project with consideration for the impact on the surrounding community, providing 3D visualizations to the local community before applying for construction permits.<\/p>

Recently, with the new base OCC, a building that considers environmental aspects and user well-being, it has received two awards: the LEED certification for green building standards and the first project in Thailand to receive the Fitwel 2-star award for design from the U.S. Centers for Disease Control and Prevention, as well as the Office Development of the Year award from the Real Estate Asia Awards 2021 in Thailand, showcasing the most outstanding project management innovations in the Asia-Pacific region, ensuring our commitment to enhancing the quality of life for building users.<\/p>

OCC is an architecture that blends international style with Thai art and culture, providing tangible benefits in terms of usability. This is evident from the angled panels on the building's façade, which reduce heat from sunlight entering the building. Additionally, it is one of the few office buildings in the country with green space integrated into the structure, and it opens over 3 rai of green space in front of the project for the public to enjoy freely, aligning with our intention to bring nature back to the city and enhance opportunities for people to connect with the environment. The front area of the OCC project is designed to be open, featuring an Urban Stage, a lush green walkway leading into the project, filled with seasonal trees like the golden shower tree, which transforms from green to pink between February and April, enhancing the tranquility and creating a relaxing atmosphere.<\/p>

Furthermore, the garden in front of OCC is set to be a space that sparks creativity for visitors. We have showcased sculptures by “Khun Dong-Pongsathat Uayklang,”<\/strong> a renowned artist in Thailand known for large-scale sculptures installed in various prominent locations both domestically and internationally. The displayed works are inspired by the elements of nature that accompany people through social, economic, and cultural development, represented by ‘wind’ through symbolic sculptures of air and ‘earth’ through symbolic sculptures of stone and soil, reflecting RML and OCC's strong identity in continuous growth and potential while considering the integration of nature into people's lives.
