"Seacon" is aggressively entering the home construction market in 2023 with three sustainability strategies. The company is fully committed, investing 120 million baht to establish a new factory in Lam Luk Ka, covering over 26 rai, confident that it will increase production capacity to 120,000 units per year, supporting the construction of 800-900 homes. They are confident that this year will push sales beyond 2.5 billion baht.

Mr. Manu Trakulwatanakij, Managing Director of Seacon Co., Ltd. stated that according to the Home Builders Association, the total value of the home construction market in 2023 is expected to be 13.25 billion baht, an increase of 6% from 2022. With the continuous growth trend in the home construction market, Seacon plans to invest in a second factory for prefabricated components in Lam Luk Ka, Klong 12, on an area of over 26 rai, with a budget of 120 million baht. The target production capacity for prefabricated components is set at 120,000 units per year, supporting the construction of about 800-900 homes. In the initial phase (Phase 1), approximately 60,000 units will be produced annually to accommodate future business expansion.

In 2023, the company aims for sales of around 2.5 billion baht by implementing three main strategies: a sustainability strategy through the use of quality materials, certification of Carbon Footprint, and innovative cancer-free products, along with the SEACON Cool & Clean System for ventilation to ensure fresh air in homes at all times, and the installation of Solar Rooftops to help save energy.

Additionally, they emphasize a combination of online and offline marketing strategies through content creation on online media to provide knowledge, entertainment, and special promotions for customers. The offline channel remains the primary means of directly reaching customers. In 2023, Seacon is preparing to participate in two major events: the Home Construction and Material Focus 2023 from March 8-12 at Impact Muang Thong Thani Hall 6, and the Home and Garden Select 2023 from March 18-26 at Bitec Bangna.

Regarding products, this year features the development of new house designs in a modern minimalist style, which is a popular trend. The highlight is the simplicity of the design, focusing on light tones and showcasing the unique shapes of the houses, blending modernity seamlessly.

For the performance in 2022, the company achieved sales of 1.92 billion baht, which is 50 million baht higher than in 2021. The sales proportion mainly came from customers seeking large and medium-sized homes:

50% were large homes priced from 8 to 50 million baht, with usable areas of 351 sq.m. and above.

35% were medium-sized homes priced from 5 to 7.9 million baht, with usable areas of 200 - 350 sq.m.

And 15% were small homes priced from 2 to 4.9 million baht, with usable areas of less than 200 sq.m.

 

After the easing of COVID-19, the demand for small homes has started to increase significantly, leading to a record high contract signing of 1.2 billion baht in 2022, the highest figure in decades.

Design 1: Minimal 1092 is simple yet luxurious, featuring an open-plan layout on the ground floor with continuous functionality and minimal walls. It includes large windows reaching the upper floor at both the front and back, creating a spacious and comfortable area that connects with nature. This design includes 4 bedrooms, 5 bathrooms, and parking for 4 cars, with a separate parking area maximizing the usable space of the house.

Design 2: Minimal 1256 focuses on the privacy of residents, with large window openings to bring natural light into various rooms, making the house feel more vibrant. The interior is designed with complete functionality, including relaxation, sitting, and cooking areas, with a spacious open-plan layout that seamlessly connects different functions. This design includes 4 bedrooms, 5 bathrooms, and parking for 4 cars, with the parking area connected to the house and a large storage space for added convenience.

Mr. Surachet Sainuch, Director of Operations at Seacon Co., Ltd. mentioned that SEACON ID has received a positive response since its launch three years ago, focusing on building homes according to customer specifications, allowing for both custom designs and SEACON ID Turn Key services. The primary customers of SEACON ID are those looking for homes priced at 20 million baht and above, as they have special requirements. For 2023, there are plans to expand the customer base into provincial areas based on customer demand.
