Supalai's Business Plan: A Bold Step into 2023 with 37 New Projects Worth 41 Billion Baht
Supalai Public Company Limited showcases its 2022 sales performance, reaching 32.433 billion baht, a 35% increase compared to 2021. The company is moving forward with its 2023 business plan, launching 37 new projects nationwide valued at 41 billion baht, aiming for a new sales target of 36 billion baht. The focus is on creating innovative home designs and customer service, while also being mindful of social and environmental responsibilities.

Dr. Prateep Tangmattatham, Chairman of Supalai Public Company Limited, revealed that in 2022, the Thai economy expanded significantly compared to 2021 due to the easing of COVID-19 restrictions, allowing foreign tourists to visit Thailand. Meanwhile, the overall real estate market began to recover in 2022, supported by measures to stimulate the business, such as reducing transfer fees and relaxing LTV (Loan to Value) ratios, which encouraged consumer decisions to purchase homes.

For 2023, it is expected that the economic situation will continue to improve, with foreign purchasing power returning. Additionally, the government has extended the measures to reduce registration fees for residential properties in 2023, lowering the property transfer registration fee from 2% to 1% of the appraised or selling price (previously reduced to only 0.01%), and reducing the mortgage registration fee from 1% to 0.01% of the loan amount. These positive factors will contribute to a good year despite inflation and rising interest rates.



New Home Designs: Wider Facades


Furthermore, the company is expanding its investments to develop real estate projects both domestically and internationally, with 12 projects in Australia valued at 52.6 billion baht, with a total investment of 9.748 billion baht from Supalai, showing significant growth.

Additionally, there are investments in other businesses, such as:
- Resort Housing at Supalai Scenic Bay Pool Villa, Phuket
- Rental Office at Supalai Icon Sathorn
- Serviced Condos in various projects
- Home Office at Supalai Grand Essence @ Thapra Interchange
- Community Mall/Market in major cities to support income distribution to communities
- Co-Working named MEET & CO located at Supalai Grand Tower, etc.
In terms of residential design innovation, new home series have been created, such as Romantic Charm and Wellness Residence, to increase product diversity and cater to the lifestyles of all target customer groups. The company is also developing single-story projects priced between 10 – 30 million baht and is set to launch sales nationwide, targeting high-end customers. Previously, the company introduced the Elegance brand, which includes:




- Supalai Elegance Borommaratchachonnani 121: The latest single-family home design with 3 styles in luxury level, starting at 20 – 30 million baht, located on Borommaratchachonnani Road.
- Supalai Elegance Phaholyothin 50: A luxurious 3-story single-family home in Modern Metro style, starting at 17.99 million baht, located in the prime area of Theparak Road, which has garnered significant interest from customers.

Mr. Traitecha Tangmattatham, Managing Director of Supalai Public Company Limited, stated that in 2022, the company achieved success by surpassing its sales target of 28 billion baht, reaching a total sales figure of 32.433 billion baht, a 35% increase compared to 2021, which was 24.069 billion baht. The company launched 31 new projects, both single-story and condominiums, valued at a total of 37.8 billion baht, comprising 28 single-story projects (10 in Bangkok and its vicinity, 18 in the regions) and 3 condominium projects (2 in Bangkok and its vicinity, 1 in the regions). This sales success is attributed to the company's strong financial position, allowing it to launch new projects in each province with positive customer responses, offering diverse products that meet the needs of all target groups.



For 2023, the company aims for sales of 36 billion baht and revenue of 36 billion baht, planning to launch 37 new projects, divided into:
- 34 single-story projects valued at 32.7 billion baht
- 3 condominium projects valued at 8.3 billion baht, totaling 41 billion baht
Additionally, a budget of 8 billion baht has been allocated for land acquisition.





This year, the company is focused on achieving ambitious goals with stability and sustainability, preparing to aggressively expand projects in new provinces with high potential locations and significant housing demand. Currently, Supalai has developed projects across 28 provinces, and in 2023, it aims to strengthen its presence by developing new projects in 5 new provinces: Lampang, Lamphun, Nakhon Pathom, Ratchaburi, and Chanthaburi.



Alongside this, the company is driving innovations for customer service, such as the Supalai Sabai application, which helps Supalai residents live more comfortably at home, including bill payments, repair requests, and various privileges, along with updates on all news.
- Supalai Privilege: Curated new privileges that cater to residents, focusing on fun and convenience in their lifestyle, allowing for home decoration and repairs to ensure longevity, along with health-related privileges for residents.
- Supalai Care: A service providing guidance for proper usage in homes and condominiums, offering advice on repairs or maintenance during and after the warranty period.
The company is also partnering with businesses such as SCG to use environmentally friendly materials and install solar roofs in Supalai projects, in collaboration with Kasikorn Bank for ongoing solar roof installations, starting with the first project at Supalai Garden Ville Rangsit Klong 2, along with True Digital, installing Smart Residence in 40 projects nationwide, and partnering with Charge, which operates electric vehicle charging stations, to install EV Chargers, all aimed at enhancing customer satisfaction.


Mr. Kittipong Sirilaktrakul, Deputy Managing Director of High-Rise Building Construction at Supalai Public Company Limited, stated that the company is focused on sustainable real estate development, actively participating in social and environmental care, and driving green housing and condominium innovations. The company selects construction materials that emphasize energy efficiency, reduce heat, water usage, waste, and greenhouse gas emissions, and continues its Waste Management project in construction processes, such as using pipes cut to the exact length needed, replacing wooden pallets used for transporting lightweight bricks with plastic pallets for longer durability, determining the size of concrete test cubes for compressive strength testing to maintain original efficiency, and reusing waste materials, such as turning construction straps into baskets or using lightweight brick scraps to make plant pots, to minimize construction material waste and maximize value and benefits.
Additionally, the company manages waste sustainably by placing waste bins within construction projects, categorized into 9 types: paper waste, cans, foam scraps, glass bottles, hazardous waste, wet waste, infectious waste, plastic waste, and plastic bottle caps, to systematically sort out unusable waste. Innovations and technologies in construction, such as a 4-way drainage pipe joint to reduce the number of drainage pipe joints, decrease work time, minimize plumbing work space, and increase bathroom space for customers, as well as developing a new Direct to Metal primer and topcoat system to reduce work time and improve rust resistance, and innovations in fire protection pipe joints to reduce the number of joints, decrease welding, and shorten work time, along with sustainable tree planting initiatives to restore nature to society, are also priorities for the company.
