Mr. Kramchat Wiphanpong, Chief Executive Officer of Asset Wise Public Company Limited (ASW) <\/strong><\/span>, a leading real estate developer focused on lifestyle under the concept of "Happiness Designed for You" or "We Build Happiness," stated that the company's overall strategic plan aims to enhance the happiness of living and strengthen the brand of various projects, as well as the company's potential to accurately target customer segments. This has resulted in the company achieving growth in both revenue and profit for Q2/2022, with total revenue of 1.617 billion baht, a 45% increase <\/span>YoY<\/span> and a 27% increase <\/span>QoQ<\/span>, along with a net profit of 273 million baht, growing 6% <\/span>YoY<\/span> and 21% <\/span>QoQ<\/span>. Additionally, the company has effectively managed costs, resulting in a gross profit margin (GP) of 44%. <\/span><\/p>

In the first six months of this year, the overall performance showed total revenue of 2.887 billion baht and a net profit of 498 million baht. In terms of sales (pre-sales), the company has achieved over 8 billion baht, or 80% of the sales target for this year of 10 billion baht, thus confident that the company will exceed the pre-sales target set for the entire year. <\/span><\/span><\/p>

The success factors stem from proactive business expansion by developing projects that cover all segments <\/strong><\/span>and cater to all lifestyles, including a focus on facilities that the company prioritizes to enhance the quality of life for residents and add value to projects. Additionally, marketing campaigns have been implemented to stimulate decision-making, resulting in positive responses for most projects, especially campus condominiums near educational institutions under the brand <\/span>"KAVE" (เคฟ) <\/span><\/span>, which meets the needs of customers buying for residence and those purchasing for rental investment, as it offers an average return on investment of <\/span>8-10% per year. For example, the <\/span>Kave Town Colony project at Bangkok University <\/span><\/span>has achieved 80% pre-sales since its launch in late June, thanks to its project design and facilities that meet the needs of the <\/span>Young Generation. <\/span><\/p>

Looking ahead to the real estate business in the second half of the year, it is expected that the demand for residential purchases will continue to recover. <\/strong><\/span>Meanwhile, the trend of fuel prices, which are a major cost in construction materials, has begun to stabilize and decrease, similar to the decline in steel prices since Q2, which affects the reduction of many construction materials that use steel as a component. <\/span> Recently, the meeting of oil-exporting countries has decided to increase production capacity, which will positively impact global oil prices. Additionally, the government has measures to stimulate real estate until the end of 2022 for transactions of properties priced below 3 million baht, which will receive reductions in transfer fees and mortgage fees. <\/span><\/p>

For the operational plan in the second half of the year, the company plans to continuously develop projects that meet the needs of customer groups <\/strong><\/span>to enhance the quality of life for residents and create opportunities for business growth in various dimensions. The company is preparing to launch 3 new projects in the remaining part of this year, including both high-rise and low-rise projects, with a total project value of 6.2 billion baht, consisting of: 1) Kave Seed Kaset project with 600 units starting at 1.89 million baht, project value 1.35 billion baht; 2) Esta Rangsit Khlong 2 project with 153 units starting at 4-6 million baht, project value 680 million baht; and 3) The Honor Yothin Pattana project with 128 units starting at 29 million baht, project value 4.17 billion baht. <\/span><\/p>

Currently, the company has a backlog of sales awaiting revenue recognition this year, totaling 4.282 billion baht, primarily from 3 projects: 1) Modiz Collection Bangpho project valued at 1.23 billion baht; 2) Kave Salaya project valued at 1.2 billion baht; and 3) Kave Ava project valued at 2.38 billion baht. Therefore, the company is confident that it will achieve the total revenue target of 6 billion baht for the entire year. <\/span><\/p>
