Sukpracha Housing Project (Rental Homes with Employment) - 100,000 Units Nationwide
National Housing Authority Public Company Limited has appointed Trinity as the financial advisor to support the Phase 1 project financing plan worth 20 billion baht, aiming to develop 100,000 rental homes with employment opportunities nationwide over 5 years. Sukpracha Housing, also known as rental homes with employment, aims to construct 100,000 units within 5 years, starting from 2022 to 2026, with a target of building 20,000 units per year. The investment budget for each year is set at 20 billion baht, with the goal for tenants to earn up to 15,000 baht per month from community-based employment opportunities, conveniently located within walking distance of the project. There are 18 locations, primarily on land owned by government agencies such as the National Housing Authority, State Property Office, Railway Authority, and the Treasury Department, under a long-term lease of 30 years.
Rental Home Prices and Sizes
- Type X for the elderly: 30 sq.m., 16 sq.w., rental price 1,500 baht/month
- Type A: 30 sq.m., 16 sq.w., rental price 2,000 baht/month
- Type B: 40 sq.m., 17 sq.w., rental price 2,500 baht/month
- Type C: 50 sq.m., 18 sq.w., rental price 3,000 baht/month
Eligibility Criteria and Conditions for Participation in the Rental Housing Project for Low-Income Individuals - Pilot Project “Sukpracha Housing”
Eligibility of Applicants
- Must be a Thai citizen
- Must be affected by the economic downturn due to the COVID-19 pandemic, such as job loss, career change, relocation, or reduced income
- Must be unemployed, a single-parent family, a person with disabilities, an elderly person, or affected by eviction, and retired civil servants, as per the criteria and laws
- Must be of legal age and able to enter into a contract with the National Housing Authority as per the law
- Must have a household income not exceeding 30,000 baht per month, verified by self-certification and evidence from the National Housing Authority.
Under the concept of Sukpracha Economy: The Sukpracha Housing project is based on the concept of “Sukpracha Economy”, which defines the development model of housing projects, including job creation and income generation within the project. The land use within the project is divided according to the New Theory and Sufficiency Economy principles to reduce household expenses and create sustainable income for residents. This depends on the suitability of project development in each area.
Conditions for Participation
- Applicants must express their intent to reside permanently and participate in Sukpracha economic activities (must attend Sukpracha Academy training) as specified by the National Housing Authority.
- In the case of elderly applicants, they must be in good health and able to care for themselves, or if they are persons with disabilities, they must be registered with the Department of Empowerment of Persons with Disabilities and able to care for themselves or have a dedicated caregiver.
- Each family is entitled to reserve only one unit in the Sukpracha Housing project. **Family refers to parents, spouses (both legally and in practice), and children or adopted children.
- Reservation and rental rights cannot be transferred to others, and subletting is not allowed.
- Applicants must pay one month’s rent in advance or a deposit, with the rental amount depending on the type of house in each project. The National Housing Authority reserves the right to adjust rental and management fees as appropriate.
Note
- The contract duration is annual, with a review of eligibility each year based on housing assistance criteria. If the tenant's income exceeds the specified limit, the right to reside may be revoked.
- The National Housing Authority reserves the right not to consider and revoke the rights of applicants who do not meet the qualifications, are not ready to move in at the specified time, or provide false information to the National Housing Authority.
Mr. Taweepong Vichaidit, Chairman of Sukpracha Housing Public Company Limited or K-HA announced that the company has signed a contract appointing Trinity Securities Company Limited as the financial advisor to support the development of housing projects in collaboration with the National Housing Authority, particularly the rental homes with employment project of 100,000 units nationwide, designed to provide low-income individuals and vulnerable groups access to quality housing at affordable prices while also developing vocational skills within the community to generate income and improve the quality of life sustainably. Currently, the company is surveying and sourcing suitable land nationwide in the initial phase with a budget of 20 billion baht.

Currently, Sukpracha Housing Public Company Limited is preparing to source land for project development nationwide to create an overall project development plan and assess project value, as well as prepare a draft proposal for public-private partnership (PPP) with the National Housing Authority. Mr. Taweepong Vichaidit added that the Sukpracha Housing project under the National Housing Authority has begun constructing the pilot project of Sukpracha Housing in Chaloem Krung with 302 units and Sukpracha Housing in Romklao with 270 units. The lottery for rental rights has been completed for both projects, and residents will be able to move in soon.
