The leader in real estate development for sale, lease, and service has unveiled its business plan to embark on a significant transformation, fully entering the health business while continuing its collaboration with Bumrungrad Hospital by establishing a joint venture company, "Health and Wellness Venture Co., Ltd." The company is also expanding its investment in warehouse rental businesses, particularly in the Bangkok Free Trade Zone, in areas with high potential to support the growth of Thai e-commerce, aiming to strengthen its business group for sustainable growth.

Mr. Warasith Phokachaiyapat, CEO of Munkong Housing Public Company Limited, revealed the company's business plan adjustment, stating, "As a leader in residential real estate development, we continue to manage this sector. However, to strengthen our business group, Munkong has recognized the growth potential and strengths of Thailand in Industrial Property and Wellness. We are ready to expand these two businesses within our group, particularly the wellness sector, which will be developed more comprehensively to meet diverse customer needs, alongside the expansion of the Bangkok Free Trade Zone (BFTZ) warehouse rental business."

Regarding the strategy to expand factories and warehouses in the Bangkok Free Trade Zone project, Munkong is moving forward to expand the "Bangkok Free Trade Zone" project, developed by Prospect Development Co., Ltd. Currently, 400,000 square meters of construction have been completed in a prime location with significant logistics potential. With this major business transformation plan, the company aims to expand the area to 1,000,000 square meters within the next three years, focusing on developing large factories and warehouses to meet investor demand, with a business strategy emphasizing the purple zone, which is designated for industrial and warehouse land use, free trade zones, and the Bangna-Trad area, which is crucial for logistics.

Additionally, the company established a real estate investment trust (PROSPECT REIT) in August 2020, and the latest operational results for 2021 have been satisfactory.

The total revenue reached 443 million baht, with a profit before expenses of 294 million baht. Furthermore, dividends have been paid since the establishment, totaling 1.1158 baht per share, with the current asset value of the fund exceeding 3.6 billion baht. The company aims for the fund's growth to reach 10 billion baht in the next three years, marking it as another business with long-term growth potential that can generate consistent and ongoing revenue for the company.

In the health business, under the operation of RX Wellness Co., Ltd., the company launched the RAKSA project, a fully integrative health and medical retreat, in 2020. The project's highlight is its focus on health promotion and prevention services. Since its launch, the project has garnered significant interest and positive feedback from both Thai and international clients. To drive this project toward becoming a world-class medical and wellness destination, the company has reaffirmed its commitment to advancing the health and wellness market through a joint venture with "Vital Life Alliance," a subsidiary of Bumrungrad Hospital, a leader in international medical care in Thailand, establishing "Health and Wellness Venture Co., Ltd." with a 50:50 partnership to fully engage in health and wellness services.

Ms. Dusadee Tanjaroen, Managing Director of RX Wellness Co., Ltd., discussed the business direction of RX Wellness Co., Ltd., stating, "Our company aims to develop health services that cover all dimensions, from enhancement, prevention, cure, to restoration. For the RAKSA project in Bangkrachao, we have succeeded in enhancement and prevention, emphasizing integrative medical practices that focus on personalized care. Furthermore, to elevate our wellness and medical services comprehensively and meet diverse needs, we plan to expand into potential areas, such as RAKSA Village Sampran, which will focus primarily on enhancement and prevention under the concept of 'Everyone's wellness,' believing that good health is natural and achievable for everyone. Additionally, we plan to open a Medical Village at Bangkrachao, which will share common areas with RAKSA Bangkrachao, focusing on cure and restoration of physical condition under a new dimension of personalized health care, integrating both Western and Eastern practices with holistic medicine amidst nature. This is to reinforce our commitment to fully developing the medical and wellness sectors, utilizing the strengths of all four dimensions as a guideline for the development of Health and Wellness Venture Co., Ltd. to enhance health services that meet the needs and health goals of our clients in every aspect."

With Munkong's strategic adjustments to create business opportunities and consistent revenue for the company, this year marks another significant year of transformation, aiming to fully expand into the warehouse rental and health care businesses. This year, we will witness Munkong in new dimensions, and it is expected that all the strategies mentioned will enable the company to achieve stable and sustainable growth.
