REIC Reports Thriving Second-Hand Home Market in Bangkok, Valued at 616.614 Billion Baht Monthly
The Real Estate Information Center has revealed that the second-hand housing market nationwide in Q4 2021 has expanded compared to Q3, both in terms of the number of units and value. The most frequently listed type in terms of both units and value is "single-detached houses."

Dr. Vichai Viratakpan, the Banking Inspector and Acting Director of the Real Estate Information Center, stated that in Q4 2021, the second-hand housing market saw growth due to the government's extension of measures to stimulate the real estate business, which now includes second-hand housing.
Overall, the second-hand housing market nationwide in Q4 2021 expanded compared to Q3, both in terms of the number of units and value, with "single-detached houses" being the most frequently listed type.
In terms of price levels, the 5-7 million baht range saw the highest increase in both the number of units and average monthly value compared to Q3. Bangkok accounted for 62% of the total value and 41% of the average number of units listed for sale in this quarter.
In Q4 2021 (October – December), the average number of units listed for sale per month was 145,753, with an average monthly value of 990.224 billion baht, reflecting increases of 12.3% and 14.8%, respectively. November saw the highest listings, with 149,529 units valued at 1,061.435 billion baht.
Considering the overall picture for the year 2021, the average number of units listed for sale per month was 126,237, with an average monthly value of 855.317 billion baht.


The growth in the number of listings shows that all types of second-hand housing have increased from Q3 2021, with single-detached houses seeing the largest increase at 14.4%, followed by townhouses at 12.5%, condominiums at 11%, duplexes at 5.1%, and commercial buildings at 4%.
In terms of value, townhouses experienced the highest increase at 18.1%, followed by single-detached houses at 16.8%, duplexes at 16.1%, and condominiums at 12%. However, commercial buildings saw a decrease of 3% in value.

The average number of units listed for sale in Q4 2021 was 145,753 units/month, with single-detached houses accounting for the largest share at 38.5%, followed by condominiums at 32.1%, townhouses at 25.2%, commercial buildings at 2.7%, and duplexes at 1.6%.
Considering the average value of 990.224 billion baht/month, single-detached houses represented the largest share of the listed value at 52.1%, followed by condominiums at 33.5%, townhouses at 11.5%, and commercial buildings at 2%. Duplexes had the smallest share at only 0.8% (see Table 4 and Chart 5).

The top three price ranges for second-hand housing listings in Q4 2021, based on the number of units, were as follows: the first range was 3.01 – 5 million baht, accounting for 17.3%; the second was up to 1 million baht at 15.9%; and the third was 2.01 – 3 million baht at 15.7%. Together, these three price ranges accounted for 48.9% of the total units.
In terms of value, the top three price ranges with the highest shares were: over 10 million baht at 61.4%; 3.01 – 5 million baht at 10.1%; and 5.01 – 7.5 million baht at 9.5%. Together, these three price ranges accounted for a significant 81% of the total value (see Table 7 and Chart 8).
Bangkok remains the province with the highest average monthly value at 616.614 billion baht, representing 62.3% of the national total, with an average of 60,269 units listed for sale per month, accounting for 41.3%.
