SENA's Major Transformation: Partnering with JSP to Make a Bold Move into the Horizontal Market
Associate Professor Dr. Kesara Thanyalakphak, Managing Director of Sena Development Public Company Limited stated that she believes the overall real estate business will improve after the COVID-19 situation. Thailand must be prepared to open the country and better accommodate tourism, which will help build confidence among the public, especially those in the tourism sector, to regain their purchasing power and instill confidence in foreign buyers as well.
As for condominiums priced under a million, it is believed that this year we will see more real estate developers entering the market, particularly with condominiums priced in the low million range, in line with the rising costs of materials and construction during this period.

Nevertheless, Sena continues to develop condominiums priced under a million to meet the ongoing demand from customers, ensuring that low to middle-income individuals can have their own homes. The focus is on launching “SENA Kith”, a condominium for thoughtful individuals, which received a very positive market response last year. Additionally, they are developing a new condominium brand “Flexi” targeting the new generation of Gen Y and Z customers who are looking for their first homes, along with a series of townhome projects under the brand “SENA Village”.


In 2022, it is considered a year of significant transformation for Sena, aiming to create substantial changes in business operations under the strategy “SENA Next,” a new dimension towards sustainable growth. This is to achieve strong growth and reinforce the concept of Made From Her “Thinking more thoroughly leads to better living,” covering three main areas: Next EXPANSION – Next ERA – Next LEVEL, and introducing a new business model of recurring income with professional partners to strengthen subsidiaries and expand growth towards sustainability.
In 2022, the company will launch 49 new projects valued at 27,480 million baht, divided into 21 high-rise projects and 28 horizontal projects. Part of this is due to the merger with JSP Property Public Company Limited, or JSP, which allows Sena to rapidly expand its customer base in Bangkok, the surrounding areas, and provinces, covering all locations with a significant number of horizontal projects.
The target for transfers is 12,186 million baht, and sales are projected at 13,979 million baht, derived from the current 41 projects valued at 25,137 million baht and the new 49 projects valued at 27,480 million baht. This will increase the total number of projects currently for sale to 90, with a total value exceeding 52,617 million baht.



Additionally, there is a strong focus on finding partners to expand opportunities in new businesses, such as SENA WELLNESS, a health care service business for prevention and rehabilitation. SENA collaborates with a team of expert doctors to establish a subsidiary under the brand “SENA HEALTHCARE” to support the growth of an aging society, SENA WAREHOUSE, a business for renting warehouses with comprehensive management services that can meet business needs, and S FINANCIAL SERVICE, a financial service business for purchasing real estate, enabling all customers to have the homes they desire.
Nevertheless, Sena continues to collaborate with “Hankyu Hanshin Properties Corp,” a strong business partner from Japan, to jointly develop projects continuously. In 2022, there are plans to develop 19 joint projects, both horizontal and high-rise, with a total value of 13,900 million baht.
