"One Origin" under Origin Property Group is moving forward with a joint venture project with the major Japanese real estate partner "Tokyu Land Asia" to develop another project, reinforcing foreign investors' confidence in the company and the prospects of the Thai real estate market, launching the major project "One Origin Sanampao," the first Grade A office building of Origin, located next to Sanampao BTS, with a REIT value of 4.4 billion baht on a prime urban site, offering over 34,000 square meters of rental space under the concept of a Human-Centric District with a New Normal Lifestyle. Construction is expected to be completed in the fourth quarter of 2023.

        Mr. Pitipong Trai-nurak, CEO of One Origin Co., Ltd. is engaged in recurring income business under Origin Property Public Company Limited (ORI) revealed that the company continues to forge new partnerships in the recurring income business with various partners to create sustainable growth opportunities. Recently, it has reached a cooperation agreement with Tokyu Land Asia Co., Ltd. a major Japanese real estate partner, to jointly develop the project "One Origin Sanampao" (One Origin Sanampao) the first Grade A office building under the development of Origin Property with a REIT value of 4.4 billion baht, following their first joint venture in mid-2021 to develop the "One Origin Phayathai" project, a mixed-use project including a hotel and retail space valued at 3.6 billion baht.

The One Origin Sanampao project will be another project that reinforces our shared vision of developing comprehensive real estate to enhance the quality of life for consumers," said Mr. Pitipong.

In Thailand, moving forward with the joint venture with One Origin Co., Ltd. and the Origin Property Group in the One Origin Sanampao project will be another significant step in the company's growth in Thailand, while also enhancing the living ecosystem for people in Thailand.

 

The One Origin Sanampao project is a 25-story Grade A office building on a 3-2-61 rai plot, located next to Sanampao BTS, a prime area that is a major employment hub and home to several leading office buildings, easily accessible by both BTS and nearby expressway access.

The project is developed under the concept of Human-Centric District with New Normal Lifestyle, addressing work-life balance and new normal living with a design that emphasizes flexible spaces and flexible working hours to align with the current working styles of various companies, accommodating diverse businesses, both local and international.

Inside the building, there will be a total gross floor area (GFA) of 56,100 sq.m.

Of which approximately 34,000 sq.m. will be leasable area, divided into 33,000 sq.m. of office space and 1,000 sq.m. of commercial space. Construction is set to begin in the second quarter of 2022, with completion and opening expected in the first quarter of 2024.

The One Origin Sanampao project is designed with consideration for the environment and surrounding communities, adhering to Leadership in Energy & Environmental Design (LEED) Gold certification standards, particularly in the design of green spaces in front of the project to reduce the heat from concrete surfaces and minimize external heat entering the building. The building incorporates green spaces throughout various areas and features adequately sized openings to allow natural light into the building, helping to reduce unnecessary heat and conserve energy. The design also considers pollution reduction in the project's parking area by implementing automated parking systems above ground. The project will utilize energy-efficient and environmentally friendly construction materials with low reflectivity to be considerate of the surrounding community.
