"GRENE CONDO" Prepares to Launch Phase 3 in 2022

Emphasizing the Highlights of Suburban Condos

 

"GRENE CONDO" celebrates the success of its project after Phase 1 sold out completely at 100%. Phase 2 is 60% complete, and preparations are underway to break ground for Phase 3 in 2022, highlighting the advantages of being a suburban condominium with a prime location, convenient transportation, and proximity to Don Mueang Airport. Ms. Piyachat Preedanont, Managing Director of Prida Real Estate Co., Ltd., the developer of the "GRENE CONDO" project in Don Mueang - Song Prapha, revealed that after successfully developing Phase 1, which sold out completely, Phase 2 has just been completed with 60% of the units sold, and some customers have already moved in. Phase 3 is a future project expected to begin construction around 2022.

The "GRENE CONDO" project features different themes for each phase: Phase 1 is designed in a Maldives style, while Phase 2 adopts a Miami style. Each phase has its own common area, with Phases 1 and 2 covering a total area of approximately 13 rai, including about 8 rai of common space, which is significant as the project prioritizes the needs of residents, particularly those working in suburban areas or commuting between provinces. The aim is to create a project that serves as a resting point for residents, aligning with the concept of a resort-style condominium that evokes a vacation feel.

Ms. Piyachat also mentioned that the main factor influencing residents' responses to the project is its location in the suburban area, which aligns with the target customer group of young professionals (First Jobbers) up to 40 years old.

The standout feature of the "GRENE CONDO" project, considered a suburban condominium, is its convenient transportation access, being close to Don Mueang Airport and expressways, making it easy to travel by private car or public transport as it is located right on the road. Soon, the Dark Red Line train will have a station at Don Mueang, less than 2 kilometers from the project. Additionally, the project's common area is quite large and well-equipped with various facilities for exercise, relaxation, and work, catering to the diverse activities of residents.

"Our room sizes start at 25 square meters, which is reasonably priced for the young professional demographic. Although a 25 square meter room is relatively small, the design technique and the width of each room, approximately 7-8 meters, allow for more windows, doors, and balconies compared to other projects. Therefore, our condos are considered quite spacious for their size, offering better views of the common areas than other condos in both urban and suburban settings."

Ms. Piyachat noted that the current economic situation and various circumstances have significantly impacted the project. Phase 1, which began selling in late 2017, was very successful, selling out quickly. However, the target demographic has shifted from young professionals to airline industry workers, such as pilots, flight attendants, ground staff, engineers, and various officials, who have been directly affected by the COVID-19 situation. Phase 2 began selling in mid-2019, coinciding with the COVID-19 outbreak, leading to many target customers being temporarily laid off or facing salary reductions. Additionally, government policies that do not consider other income for loan approvals have reduced the borrowing capacity of this group, significantly impacting the project. However, the situation has started to improve as this target group is beginning to return, although the focus has shifted from pilots and flight attendants to engineers, ground staff, and office personnel.

"Currently, our customer base has diversified, including self-employed individuals, online sellers, and company employees with backgrounds or homes in the Don Mueang - Song Prapha area, as well as urban residents who are starting to become our customers due to the convenient travel options. We also need to adapt in various ways, such as in our promotional strategies. Previously, our promotions included items that may not have been essential for living, but now we focus on necessities like furniture and other living expenses, along with increased discounts."

Ms. Piyachat concluded by stating that this period is challenging for the condominium business, but since it is a residential product, it remains viable. Most of the project's customers are actual residents rather than investors. Importantly, our project emphasizes the quality of life for customers. Every project considers the details in design, room layout, and common areas to ensure residents feel inclined to stay, recommend it to others, and invite friends to live there, which has allowed us to continue selling units steadily.
