Perfect Partners with Hongkong Land to Launch 'Lake Legend Chaeng Watthana'

Preparing Space for a New International School

 

Property Perfect collaborates with “Hongkong Land” to launch the first project under the joint venture “Lake Legend Chaeng Watthana” with a total project value of 5.4 billion baht, creating a new brand focused on super-luxury mansions by a large lake, while preparing space for a new Singapore International School in Bangkok to establish a residential hub in the heart of Chaeng Watthana.

 

Mr. Wongsakorn Prasithwiphat, Managing Director of Property Perfect Public Company Limited revealed that the company has launched “Lake Legend Chaeng Watthana”, the first project resulting from collaboration with Hongkong Land, a leading international partner with over 130 years of experience.     By leveraging Hongkong Land's expertise in super-luxury projects, the aim is to create a distinctive project that meets international standards, enhancing the project's value and differentiating it from others in the same category. The project concept combines the unique features of Property Perfect, including a large lake, with the luxurious project style characteristic of Hongkong Land. The luxurious mansions set against the backdrop of a large lake are a rare offering in the current high-end housing market, and the location in Chaeng Watthana, the CBD of northern Bangkok, has been carefully selected.

 

“Lake Legend Chaeng Watthana” is a new super-luxury single-house project, representing the company's highest-end product line, divided into 2 phases, covering a total area of 102 rai with 177 units, and a total project value of 5.4 billion baht. The first phase, covering 36 rai with 57 units, has a value of 2 billion baht, featuring 5 house designs with usable areas ranging from 346 to 570 square meters, priced between 26 to 70 million baht. The largest house design spans 570 square meters, marking the largest usable area ever developed by the company to attract a new customer base. High-end homes are seen as a market opportunity in the current situation, as this segment still possesses strong purchasing power. During the pre-sale phase, the project has already achieved sales of 550 million baht.

 

The concept of “Lake Legend Chaeng Watthana” is a luxury lakeside home project inspired by the luxurious architecture of French mansions, reflecting an opulent lifestyle. The project has been meticulously designed in every detail, from exquisite decorations to the installation of smart home systems, complemented by a large clubhouse with expansive lake views, fully equipped with amenities such as a fitness center, lounge, children's play area, and swimming pool. In developing the Lake Legend Chaeng Watthana project, Hongkong Land has collaborated with Property Perfect at every stage, from defining the project concept, design, and construction to planning sales and marketing strategies.

The Lake Legend Chaeng Watthana project is located on “Thai Chamber of Commerce Road”, a new road in the Chaeng Watthana-Chaiyaphruek area, where the company has invested over 400 million baht in constructing a 4-kilometer road, providing convenient access just 5 minutes from the Pink Line's Pak Kret station. This location has garnered significant interest, with the company owning a total of 677 rai in the area, including developed projects, projects under development, and land awaiting future development. In addition to the company's projects, this road also features developments by three other major real estate companies covering 272 rai. The company plans to elevate “Thai Chamber of Commerce Road” into a residential hub in northern Bangkok, which will include not only residential projects but also additional amenities such as community malls and commercial areas to support a large community of 3,290 units in the Thai Chamber of Commerce Road area. There is also land designated for educational institutions, including 215 rai owned by the University of the Thai Chamber of Commerce, and recently, a new Singapore International School of Bangkok on 14.8 rai.

 

The Singapore International School of Bangkok (SISB), one of the leading international schools, is preparing to open a new campus on Thai Chamber of Commerce Road. Mr. Kelvin Koh, CEO of SISB Public Company Limited, stated that SISB is a leading education company specializing in international schools. Currently, the SISB group operates four schools in Thailand: SISB Pracha Uthit, SISB Suvarnabhumi, SISB Thonburi, and SISB Chiang Mai, with a total of 2,600 students from preschool to Grade 12.

Recently, SISB signed a purchase agreement for the 14.8 rai of land with Property Perfect to support its expansion plans in the Chaeng Watthana area on Thai Chamber of Commerce Road, responding to the continuously increasing demand for international education. This aligns with the company's vision of “Making quality education accessible to all.” The selection of the location in the Chaeng Watthana-Ratchaphruek area will not only cater to the educational needs of residents in various Property Perfect projects and other developments in the area but will also provide quality education covering northern Bangkok areas such as Don Mueang, Lak Si, Nonthaburi, and Pathum Thani. The new international school will offer a curriculum from preschool to high school (Grade 12), with the school development plan divided into two phases: the first phase will offer preschool to primary school, and the second phase will add secondary education.

The schedule for the commencement of classes is still under consideration by the company.
