"Yu Kiroro" Condominium in Japan Completed and Ready for Occupancy - Joint Venture Project with Three Major Foreign Companies Progressing

Mr. Chaiyani Atthayanasukul, CEO of Property Perfect Public Company Limited, revealed the latest progress of "Yu Kiroro," the condominium in Japan, stating that the construction is now complete and ready for occupancy, with sales totaling 2.5 billion baht. Ownership transfers began in December of last year, generating revenue of 1.8 billion baht in the fourth quarter of 2019, and it is anticipated that there will be an additional 2.2 billion baht in transfers in 2020. The project continues to attract interest from target customer groups. Additionally, the company is investing in the construction of a mixed gondola lift and new ski lift to facilitate travel between the project and the hotel and ski area, along with the opening of a restaurant within Yu Kiroro to serve residents.
"The strong sales are driven by customers seeking unique vacation homes in rare locations that are likely to appreciate in value in the future, making it an attractive investment. In addition to foreign customers, the project has received unexpectedly positive responses from Thai customers, benefiting from the strengthening baht and the increasing popularity of travel to Japan among Thais, which was the top destination for Thai tourists last year, with a high rate of repeat visits exceeding half," he added.
Regarding the progress of the joint venture project with three foreign partner companies, Mr. Chaiyani further disclosed that the company is preparing to launch the "Lake Legend Chaeng Watthana" project in collaboration with Hongkong Land this February, and there are plans to open another single-house project in the Bangna-Suvarnabhumi area in October. Both locations have a combined value of 13.5 billion baht. In collaboration with Sumitomo Forestry from Japan, which previously developed the Hyde Heritage Thonglor condominium, they will further develop single-house projects in the new Ratchaphruek area this year. Additionally, in collaboration with Sekisui Chemical from Japan, there will be a launch of innovative air-purifying modular homes in the Perfect Masterpiece Sukhumvit 77 project, featuring the latest house designs that highlight luxury in a European classic style with large bedrooms in a penthouse format.
"This year, the company and its group are also focused on reducing debt as quickly as possible. The revenue from the condominium in Japan, which is on target, combined with plans for land sales and investment divestments, will significantly help the company reduce its debt burden, which will also lower the net interest-bearing debt-to-equity ratio (Net IBD/E)," he stated.
