“Spring Tower” International Standard Building in Ratchathewi Completed and Ready for Service, with Plans for 2 More Projects Worth Over 3-4 Billion Baht
Aspiration One Co., Ltd. reveals that the office building market continues to grow steadily over the long term, confident that the Spring Tower office rental project in Ratchathewi, with an investment value of 2.5 billion baht, meets the needs of foreign businesses interested in investing in Thailand. The Spring Tower building is located at the Ratchathewi intersection, covering a total area of 2 rai, 3 ngan, and 97 square wah. It is a 27-story Grade A office rental building, with floors 9 to 27 designated for office space, representing an investment of approximately 2.5 billion baht. The target audience includes multinational companies (MNCs) and medium to large businesses in Thailand. Currently, the Spring Tower has been completed, with about 60% of the office rental space already leased, primarily to Thai and foreign tenants from countries such as Japan, South Korea, Singapore, and the UK.
This location is considered a new economic area poised for future growth. The building's design emphasizes modernity combined with artistic elements to convey uniqueness. We received collaboration from national artists, such as Professor Nontiwat Chanthapalin, a national artist in the field of visual arts (sculpture), who kindly provided guidance during the landscape architecture design phase. It is truly unfortunate that the professor recently passed away.

Another contributor, Assistant Professor Pairawat Dakeleang from the Department of Applied Arts, a Thai painter known for realistic art, assisted in the interior decoration and design of paintings for the building's interior. This has resulted in a design that is community and environmentally friendly, aiming for LEED GOLD certification, an international environmental standard.
Access to the building is convenient from both Phaya Thai Road and Phetchaburi Road, just a 3-minute walk from BTS Ratchathewi and only one station away from the Airport Rail Link and Siam Square. For those traveling by car, it is just 1 kilometer from the Yommarat expressway, surrounded by expressways including Uthong, Phetchaburi, and Victory Monument. Additionally, there will be an MRT Orange Line station located right in front of the project in the future, allowing tenants to avoid traffic congestion effectively.
The construction of the Spring Tower was carried out by Sangfa Construction Co., Ltd. and Sena Development Public Company Limited, in collaboration with the AIRA group of leading financial institutions, strengthening the project’s viability. As a result, companies signing contracts have recognized the project's potential due to its prime location and international standard building quality. This strong selling point has led foreign tenants to decide on long-term leases, occupying 4 floors with over 6,500 square meters already leased.
To ensure a grand and elegant experience from the moment one steps in, the Spring Tower lobby is designed to be spacious and filled with natural light, welcoming visitors with a security system and a Destination Control lift system that allows access only to specified destinations, maximizing efficiency and safety for all tenants. The building emphasizes a Column-Free design with a maximum rental space width of 16.85 meters, a floor-to-floor height of 4.1 meters, and a floor-to-ceiling height of 3 meters, allowing for optimal space utilization to accommodate large tenants. There are also provisions for knock-out panels in case tenants wish to create internal stairways between office floors.
Additionally, the building is equipped with various amenities, including a coffee shop, food center, convenience store, and many other shops.
