The condominium market in Thailand has seen significant growth over the past decade, with over 600,000 new units launched in the market. In the Bangkok metropolitan area alone, developers have introduced more than 493,140 new condominium projects. Many developers are focusing on large-scale condominium projects spread across Bangkok, its suburbs, and popular tourist destinations such as Pattaya in Chonburi and Hua Hin in Prachuap Khiri Khan. Some projects occupy nearly 100 rai of land and have over 10,000 units for sale. Over the past 10 years, there have been more than 20 condominium projects launched with over 2,000 units each, with some projects covering more than 180 rai of land, indicating a substantial size. These large-scale projects are typically developed in tourist cities and the outskirts of Bangkok, where land prices are relatively lower compared to central Bangkok. However, developers must exercise caution when developing large projects with more than 2,000 units, as the investment required can be quite high, with some projects exceeding 16 billion baht. Developers need to thoroughly study the market to ensure that purchasing power and demand are sufficient and should consider phased development rather than launching the entire project at once. If the purchasing power in the area is not adequate for the developed products, the remaining land can be used for other types of residential projects.

Data shows that among the top 20 newly launched condominium projects in the past decade with more than 2,000 units sold, LPH Development Public Company Limited has the highest number of projects with 8 condominiums exceeding 2,000 units each, including Lumpini Township Rangsit-Klong 1, Lumpini Condo Town Chonburi-Sukhumvit, Lumpini Condo Town Bodindecha-Ramkhamhaeng, Lumpini Park Pinklao, Lumpini Park Petchkasem 98, Lumpini Condo Town Ramindra-Nawamin, Lumpini Park Riverside-Rama 3, and Lumpini Ville Naklua-Wongamat, totaling over 30,076 units sold.
