March 21, 2019 - Dr. Prairinth Chuchotitham, Deputy Minister of Transport, graced the opening ceremony of the 40th Home and Condo Expo, emphasizing the government's ongoing commitment to the development of the real estate sector through various public projects and mega-projects. Meanwhile, the three organizing associations are confident that the real estate market in 2019 will see an increase in sales.

 

 

          Dr. Prairinth stated, “The Home and Condo Expo is a significant event, not only for the real estate business but also for the overall economy of the country. It is the largest housing product exhibition, featuring real estate developers of all sizes showcasing a variety of projects for consumers and the general public looking to purchase housing. The three organizing associations, namely the Thai Real Estate Association, the Housing Business Association, and the Thai Condominium Association, have made housing easier for consumers, offering a one-stop solution for all prices, types, and locations that best meet their needs. Additionally, buyers will benefit from various incentives from developers and promotional campaigns from the organizers.”

 

 

          “All sectors involved recognize the importance of the real estate business as it is interconnected with other industries from upstream to downstream, particularly in terms of public infrastructure and transportation development. Areas where roads are constructed tend to experience growth and bring prosperity to new communities. The goal is to develop Thailand into a high-income country, improve citizens' quality of life, reduce inequality, and distribute prosperity throughout the country using modern technology as a key tool. Therefore, the Smart City project is a priority for national development, as Smart Cities exhibit intelligence in seven areas, covering economy, transportation, energy, environment, living, citizenship, and public administration. Last year, the government launched a pilot Smart City project in seven provinces: Phuket, Chiang Mai, Khon Kaen, Bangkok, Chonburi, Rayong, and Chachoengsao. This year, the plan will expand to 24 provinces, with the expectation that within five years, it will cover the entire country. Currently, applications are open for cities nationwide to develop into Smart Cities, and those that meet the criteria set by the committee will receive the Smart City emblem and can apply for investment promotion from the Board of Investment (BOI).”

 

          “Furthermore, under the infrastructure development plan for transportation in Thailand from 2015 to 2025, the Ministry of Transport aims to develop all transportation networks, including road, rail, water, and air, to be interconnected. This is to establish a foundation for economic and social stability, enhance the country's competitiveness, and create transport stations or transfer points by developing areas around mass transit stations, or Transit Oriented Development, to help distribute prosperity to regions along transportation development routes. These initiatives will facilitate the development of commercial areas, job opportunities, and housing.”

 

          “In Bangkok, the first phase of the electric train project includes 10 lines, with all lines expected to be operational within 5 to 6 years, accommodating approximately 2.7 million passengers daily. The Ministry of Transport has begun planning for phase two to expand the electric train network, focusing on developing stations to connect all forms of transportation, including buses, ferries, and airports. We believe there is still much work to be done to ensure the country's development progresses steadily and sustainably,” Dr. Prairinth concluded.

 

          Mr. Nopphong Priphanpachonpisut, Chairman of the 40th Home and Condo Expo, revealed that “In 2019, several factors significantly impact the Thai real estate market, such as the new mortgage lending regulations from the Bank of Thailand that will take effect on April 1. This has prompted developers to expedite the clearance of stock and launch numerous special promotions, benefiting consumers, especially the real demand segment, who will have the opportunity to purchase desired products along with various discounts and freebies. It is anticipated that the total transfer of ownership will be valued at no less than 200 billion baht. Regarding political factors, if the new government is stable and the political situation calms, the country's economy is expected to recover, and we believe that the real estate market in the second half of the year will become even more vibrant. We also need to observe the economic stimulus measures and those for the real estate sector.”

 

          “The organizing committee anticipates that the 40th Home and Condo Expo will attract significant consumer interest, with nearly 100,000 attendees and total bookings and sales during and after the event exceeding 6 billion baht. This event features over 150 participating developers and more than 1,000 projects for customers to choose from.”

 

          “The organizing committee has launched a special promotion called '7 Weeks 7 Flash Deals' to create a unique experience for customers, making the process of finding a home easier. This campaign started on February 1 and will end on March 24, the last day of the expo.
