The Housing Loan Association expressed satisfaction with the results of the “Mega Home-Condos and Loans Expo 2018”, noting that the sluggish economic conditions continue to affect purchasing decisions. A survey indicated that while most consumers prefer single-family homes, they are purchasing condos and townhouses the most. The CMC - Origin Group had the highest condo sales, while overall sales and attendance at the event dropped by about 20% compared to last year.

Mr. Kitti Patthanapongpipat President of the Housing Loan Association stated that the overall economic slowdown over the past few years, with no clear signs of recovery, has impacted consumers' purchasing power and their decisions to buy homes, which involves significant spending. This is reflected in consumer survey results showing that while most prefer single-family homes, they are budgeting only 1-3 million baht, primarily for condos and townhouses.
Additionally, the survey results reflected consumers' strong expectations for discounts and promotions. It was noted that even if they did not plan to purchase during the event, they might decide immediately if a desirable promotion was available, with 38% of respondents indicating this.
“Overall sales and attendance at this year's event decreased by about 20% compared to last year. NPA or financial institution assets saw a decline in sales due to the remaining properties not matching consumer demand. Meanwhile, the number of housing loan reservations decreased slightly, as this year, two state banks focused solely on their own activities in line with government policy,” he added.

On the other hand, Mr. Borisut Kasinpila, Managing Director of Home Buyer Guide Co., Ltd. stated that the company developed an application for convenience at the event, called the Home Event App, which was trialed last year. Visitors could scan a QR code with their smartphones to register for the event, collect information on projects of interest, and other attractions within the event. Exhibitors could also see consumer data in real-time, allowing them to quickly adjust sales strategies and promotions.

This year, a special zone called “Hot Deal” was organized, featuring “special promotions” from all participating brands, with conditions for special deals available only during the event. This attracted significant interest from both exhibitors, who submitted nearly 200 special product units, and attendees who showed great interest in Hot Deal products.

Mr. Borisut also mentioned that this year, large companies with extensive sales areas were still able to achieve the highest sales, possibly due to their larger spaces allowing for more attractive product displays. However, medium-sized companies or real estate agents also managed to achieve surprisingly high sales, with condos being the most sold product.
“Recently, we have seen more real estate agents participating in events. These companies often have products from various projects, mostly condos. They have excellent sales strategies and techniques, meaning wherever there is purchasing power and foot traffic, they can sell out. They also consistently offer special promotions to customers,” he added.
