Real Estate Trend 4.0: Integrating AI Technology with Living Spaces
Renowned interior designers reveal the housing and condominium trends for 2018, integrating AI technology with living spaces. Residents in condominiums seek high-tech amenities and co-working spaces, while housing developments emphasize smart home features, creating new experiences that enhance livability.
Currently, technology permeates nearly every business and service, including the real estate sector. Leading real estate companies are adopting new technologies to enhance production processes and innovate solutions that meet the living needs of today's society.
Mr. Thanawat Sukakarnnon, Managing Director of Interior Vision Co., Ltd., shared insights on modern living lifestyles, stating that condominium residents have a high demand for digital conveniences, such as AI-driven mail management systems that integrate resident data. This concept, once considered distant, is now a reality.
In the past, condominiums required large gym facilities, but today, that is no longer necessary. A suitable space with essential exercise equipment that incorporates technology to display energy usage is sufficient. Common areas are designed to be functional workspaces available at any time. Therefore, modern condominiums must include co-working spaces for relaxation, music, or work, providing comfort akin to home, especially since units tend to be smaller. Additionally, some condominiums offer limousine and taxi services, focusing on these amenities.

“Today, condominium developers are increasingly competing on innovation to provide residents with greater comfort in their living environments,”
For housing developments, which offer more space than condominiums, innovation in home design is also present, albeit to a lesser extent. Importantly, residents prioritize safety, leading to the design of smart homes that allow control of all electrical appliances via mobile devices. In terms of decoration, while previous trends focused on beautifying walls, modern aesthetics lean towards white rooms that celebrate beauty through digital media. For instance, Samsung's new TV can be mounted as a digital picture frame, displaying photos or functioning as a TV, with voice command capabilities, providing residents with continuous new experiences that prevent boredom.
“Modern living emphasizes convenience through technology, and the trend of decreasing technology costs makes it more accessible, unlike in the past when technology was seen as a luxury for the wealthy,” Mr. Thanawat stated.
Real estate developers adapting technology to meet the needs of the new generation and differentiate themselves include Sena Development Public Company Limited, which focuses on integrating new technologies and innovations to enhance products and services. Initiatives already in place include using solar panels to reduce common area expenses and provide clean energy, as well as developing the SENA 360° SERVICE application for comprehensive after-sales service, maximizing convenience for residents with features like 24/7 online repair requests, sales and rental services, and tracking solar energy savings.
