W-Shinwa is set to launch its next project, seizing the opportunity to market the Sigma Beam licensing system, an innovation that transforms beams into floors and vice versa. The company is actively seeking investment partners, focusing on real estate development with a Japanese spirit. Following the successful launch of "Runesu Thonglor 5," a condominium embodying true Japanese spirit that recently won the Best Low-Rise Condo Interior award at the PropertyGuru Thailand Property Awards 2017, the company plans to establish a management division for condominiums and rental units, targeting Japanese tenants with an A-grade lifestyle. The goal is to invest 2 billion baht annually in Thailand.

Mr. Tomoyasu Yamabe and Mr. Vichai Chula-Ongkul, co-CEOs of W-Shinwa Co., Ltd., the developer of "Runesu Thonglor 5," revealed that after the successful launch of this groundbreaking condominium using the Sigma Beam licensing system, which allows for versatile space utilization, the company is preparing further investment plans in Thailand. Additionally, they have expanded to become distributors and installers of the SIGMA BEAM technology, which can increase usable space by up to 40%. Thailand will serve as the base for marketing this technology, which is open for joint investment opportunities. There is significant interest from both domestic and international investors, with an investment target of 2 billion baht annually.

“Due to the positive response to the Runesu Thonglor 5 project, utilizing the Sigma Beam system, this marks the first time Shinwa Group has invested outside Japan, choosing Thailand before other countries, and achieving great success. We are now ready to expand our marketing channels for this construction innovation by selling the system or potentially partnering with Thai and ASEAN investors. The most viable countries for investment at this time are the Philippines, Singapore, and Hong Kong. We expect to initiate our first joint investment or system sale within the next 1-2 years,” Mr. Vichai stated.

Mr. Yamabe noted that since the VVIP Day sales launch, the quota for Thai buyers was filled within a single day, while the remaining international quota was fully marketed by agents. This means that all sales have been completed. However, interested parties can still contact the Sales Gallery. Currently, plans are being prepared for the management of condominium units and tenant management. The company will retain some units for rent and manage those purchased by investors for rental purposes, primarily targeting Japanese tenants due to their many advantages, including lifestyle, respect for rules, love for peace, cleanliness, financial discipline, and punctuality.

“Shinwa Group, our parent company from Japan, has extensive experience in condominium management, currently managing over 5,000 units. Therefore, we will implement successful management systems from Japan in Thailand, starting with the Runesu Thonglor 5 project. We recently held an Agent Day event that received a positive response, with 40 Japanese agencies participating to sign MOUs for finding Japanese tenants for the project. The dedication to creating a high-quality standard project has yielded impressive results, as the Runesu Thonglor 5 project recently won the Best Low-Rise Condo Interior award at the 12th PropertyGuru Thailand Property Awards 2017, announced recently,” Mr. Yamabe said.

The Runesu Thonglor 5 project is situated on approximately 1 rai of land in Soi Thonglor 5, featuring an 8-story low-rise condominium with 156 units. There are two types of units available, 1-bedroom and 2-bedroom, with usable areas ranging from 29 to 75 square meters. The current selling price is 240,000 baht per square meter. The project is designed with a genuine Japanese living atmosphere, using some construction and decorative materials imported from Japan, such as a new bathroom system that dries quickly, and Mushu-kan Tile, a cutting-edge Japanese technology tile that controls humidity, absorbs odors, and prevents dust mites in bedrooms. The common areas and facilities include a Japanese garden, swimming pool, authentic Japanese onsen, golf practice area, auto parking, and security systems, among others. Construction began in October 2017 and is expected to be completed in the second quarter of 2019, with a project value of over 1.2 billion baht.
