SENA Launches Three New Projects Worth 4.868 Billion Baht in the Second Half of the Year, Along with New Advertising Campaign "Heart and Mind" to Reinforce Corporate Image
SENA Approves Dividend Payment of 0.05455 Baht/Share, Plans to Launch Three New Projects Worth a Total of 4,868 Million Baht in Q3/60, Confident of Meeting Revenue Targets by Year-End. Recently, the company is preparing to launch a new campaign "Heart and Mind" Year 2, featuring the advertisement series "Nancy" set to air nationwide on August 25.
Associate Professor Dr. Kesara Thanyalakphak Vice President of Sena Development Public Company Limited (SENA), a leading real estate developer in Thailand and the first developer to create fully solar-powered homes, stated that the company is ready to drive and sustain strong growth across all business areas, including real estate development, solar business, and partnerships for real estate investments. Recently, the board approved an interim dividend payment for the performance from January 1, 2017, to June 30, 2017, to shareholders at a rate of 0.05455 Baht per share for 1,214,442,959 common shares, totaling approximately 66,247,863 Baht. This dividend will be paid from the net profit subject to corporate income tax at a rate of 20%, with individual shareholders receiving tax credits under Section 47 bis of the Revenue Code. The record date for shareholders entitled to the dividend is set for August 25, 2017, with the shareholder list compiled according to Section 225 of the Securities Act by closing the share transfer registration on August 28, 2017, and the interim dividend payment scheduled for September 8, 2017.
In the second quarter of 2017, both revenue and profit decreased compared to the same period last year, with transfer volumes from the Niche Mono Ratchavipha project during the first half of the year. Additionally, there were government measures to stimulate the real estate market by reducing the transfer fee from 2% to 0.01% and the mortgage fee from 1% to 0.01%. However, the debt-to-equity ratio (D/E) stands at 1.33, indicating that the company can maintain its debt-to-equity ratio as required. In Q2/2017, there will also be income from rental and service fees from project management under Sena Management Co., Ltd.
For this year, the company aims for a 20% revenue growth with a total revenue target of 4.5 billion Baht and sales of 4.6 billion Baht. In the first half of the year, over 2 billion Baht has already been transferred, with a backlog of over 3.6 billion Baht, which is expected to generate approximately 3 billion Baht in revenue this year from the transfer of the Niche Pride Thonglor – Phetchaburi project, the Kit Plus Sukhumvit 113 project, and the Niche Mono Bangna Phase 3 project. The company plans to continuously launch new projects in the second half of the year to accumulate sales for transfer in 2018.
According to the company's annual operational plan, a total of 10 projects worth 12 billion Baht will be launched. However, due to the royal cremation ceremony for King Rama IX in Q4/2017, it is not suitable for the company to market during that period, leading to the postponement of one project to 2018. Consequently, the company will launch a total of 9 new projects this year, with a total value of 9.031 billion Baht. In the first half of the year, three projects were launched, totaling 2.113 billion Baht, including 1. The Kit Light Bangkadi Tiwanon Phase 2 project valued at 367 million Baht, 2. The Niche Mono Sukhumvit 50 project valued at 1.154 billion Baht, and 3. The Niche ID Sukhumvit 113 project valued at 592 million Baht.
For the second half of the year, Sena will launch a total of 6 new projects worth 6.918 billion Baht. In July, two projects were launched: the Niche ID @ Pak Kret Station, a 35-story condominium with 857 units valued at 1.4 billion Baht, and the Sena Shop House Bangkae, a 3.5-story commercial building valued at 460 million Baht. On August 19, the Sena Shop House Phaholyothin – Kukot, a 3.5-story commercial building valued at 190 million Baht, was launched. In Q3/2017, three new projects will be launched simultaneously, with a total value of 4.868 billion Baht, including 1. The Kit Plus Phaholyothin – Kukot, a
8-story condominium with 2 buildings, totaling 728 units (364 units per phase), starting at 1.1 million Baht, project value 483 million Baht, 2. Sena Ecotown – Ramindra – Ring Road, a low-rise condominium with 5 stories, 20 buildings, totaling 480 units, starting at 1.59 million Baht, with a project value of over 985 million Baht, and 3. Niche Mono Sukhumvit – Bearing, a highlight condominium with 33 stories, totaling 1,467 units, starting at 2.3 million Baht, with a project value of 3.4 billion Baht.
Meanwhile, SENA's operational plan for this year continues to focus on incorporating new technologies and innovations to enhance our products and services. This year, SENA operates under the theme "Eco Innovation", which means subtracting 2 and adding 1, as Eco refers to energy and time savings, while Innovation involves using technology to improve existing practices and develop new offerings for customers.
