Sansiri, a global leader in comprehensive real estate development, has teamed up with Tokyu Corporation, a specialist in railway systems in Tokyo, urban development, and real estate, including hotels and resorts. Together, they have formed a joint venture, Siri TK One Company Limited, to transform residential projects to meet the demands of both Thai and foreign customers. The first project, 'taka HAUS', located in Sukhumvit - Ekkamai, is valued at 2 billion baht and is set to launch this September, catering to the lifestyle needs of both Thai and Japanese residents. The long-term plan includes studying the feasibility of Tokyu's expertise in town development in Japan, aligning with Sansiri's successful T77 model, with the aim of creating a community together in the future.

Uthai Uthaisangsuak, Chief Operating Officer of Sansiri Public Company Limited, revealed that Sansiri has partnered with Tokyu Corporation of Japan, a recognized expert in developing and providing railway services in the Tokyo metropolitan area, as well as urban and real estate development, including hotels and resorts. Together with Sahakarn Group, they established Siri TK One Company Limited, with Sansiri holding a 70% stake, Tokyu holding 29%, and Sahakarn holding 1%, to jointly develop condominium projects, starting with 'taka HAUS', valued at approximately 2 billion baht.

“The business partnership between Sansiri and Tokyu Group began with both companies operating under a shared philosophy: to offer products that create the best lifestyle for customers. With Sansiri's strengths under the strategy 'Complete Your Living Experience' and Tokyu Group's slogan 'Toward a Beautiful Age', both companies are committed to not only developing residences but also enhancing the lifestyle of customers by thoroughly studying customer behavior (Customer Insight). This ensures that we understand the diverse needs of different customer groups, allowing us to confidently provide an endless array of urban living experiences. This collaboration will bring innovation to the Thai real estate market, setting a higher standard and transforming residential project development on an international level to meet the lifestyle needs of both Thai and foreign customers. The joint venture will develop a condominium project named 'taka HAUS' in Ekkamai 12, valued at approximately 2 billion baht, set to launch this September,” Uthai stated.

In addition to operating under a shared philosophy, Tokyu Corporation recognizes the potential of Sansiri, a leader in comprehensive real estate development in Thailand, which has been acknowledged for over 33 years. Sansiri has developed residential projects to meet the needs of customers both in Thailand and abroad. Currently, the company has established itself as a leader in the comprehensive real estate business in Thailand, recognized for developing various types of residences including single houses, duplexes, townhouses, home offices, and quality condominiums in Bangkok and other provinces, with over 318 projects and more than 86,000 residential units across 17 provinces nationwide, including international projects like 9 Elvaston Place in central London, UK, showcasing Sansiri's potential on a global scale. Additionally, the company has gained confidence in its operational capabilities to expand into other businesses to support its core real estate development, such as entering the community retail business under the name 'Habito Mall', which opened rental spaces for shops and restaurants last year, as well as its subsidiary, Plus Property Co., Ltd., which operates as a real estate agency for buying, selling, and renting properties and managing residential properties, recognized for its comprehensive real estate services and consulting for over 20 years.

Looking ahead, the company envisions long-term collaboration with Tokyu, a leading Japanese company with a broad business base that extends beyond real estate development. This partnership aims to maximize mutual benefits, combining the strengths of international business partners to create sustainable added value. For instance, Tokyu Corporation's customer base will help promote the 'Sansiri' brand among Japanese customers, including opportunities to showcase Sansiri's residential projects in Japan. Importantly, both companies share a philosophy of offering a lifestyle that goes beyond just housing. Tokyu Group has expertise in town development, such as the Tokyu Tama Denen-Toshi project, which spans over 5,000 hectares in the Tama area, southwest of Tokyo, connecting four major cities: Kawasaki, Yokohama, Machida, and Yamato, just 15-30 kilometers from central Tokyo, with a population of approximately 600,000 (as of March 31, 2012). This project is currently the largest private urban development in Japan and includes plans to develop the Shibuya area into a comprehensive entertainment city in the future. Meanwhile, Sansiri has successfully developed 'T77', a Good Town for Good Life, which caters to all urban lifestyle needs in Sukhumvit, covering an area of 50 rai in Sukhumvit 77, integrating lifestyle living close to the BTS and the Ram Inthra - Ajnarong expressway, featuring a total of 6 condominium projects from Sansiri, 1 townhouse project, and premium apartments from Munkong Housing, along with the first lifestyle community mall from Sansiri and the Bangkok International Preparatory and Secondary School (Bangkok Prep), enhancing the quality of life for both Thai and foreign residents in Sukhumvit.

“The future of Bangkok may resemble major cities worldwide, forming clusters or districts, or sub-cities within a larger city. Therefore, choosing the right cluster is crucial for both living and investment. Amenities will not be concentrated solely in inner Bangkok as they are today, but will spread to surrounding residential areas, with clusters forming around BTS stations rather than administrative districts or roads as in the past. Bangkok is currently expanding its transportation network, leading us to believe that there will still be a demand for housing along the BTS lines and in various communities in the future. Sansiri and Tokyu see opportunities and possibilities for future collaboration to provide a comprehensive community of housing, entertainment, schools, and amenities that do not solely rely on the growth of inner Bangkok,” Uthai stated.

On the other hand, Toshiuki Hoshino, Director and Senior Executive Officer of Tokyu Corporation, revealed that Tokyu Corporation began its business by constructing the Meguro-Kamata railway line in 1922. As of March 2017, the Tokyu Group operates a total of 221 companies and 8 joint ventures, covering various sectors from transportation to real estate, retail, and hotels.

Tokyu Corporation has a long history as the parent company of the Tokyu Group, which is approaching its 100th anniversary. The company places great importance on enhancing the quality of life for urban residents in Japan through the development of transportation networks alongside real estate, investing in and developing retail facilities, schools, and hospitals, all of which contribute to convenience and livability along the Tokyu railway network, establishing a reputation for creating the most livable cities. Additionally, Tokyu Corporation has introduced condominium projects under the Dresser brand, based on the concepts of 'creativity', 'livability', and 'safety'.

“In Thailand, Tokyu Corporation has partnered with Ch. Karnchang Public Company Limited since 1981, creating numerous projects including major roads, bridges, office buildings, schools, factories, and most recently, the completed construction of the Purple Line MRT. In the retail sector, Bangkok-Tokyu Department Store has been well-received by customers since opening its first store in 1985, followed by a second branch in Srinakarin at Paradise Park in 2014. Furthermore, Tokyu Corporation and Sahakarn Group jointly established Sahakarn Tokyu Corporation and managed the 'HarmoniQ Residence Sriracha' serviced apartment for Japanese residents and their families in 2016, which has consistently attracted customers due to its well-regarded reputation,” Hoshino stated.

Tokyu Corporation's senior executives further expressed their respect for the strategic partnership with Sansiri, acknowledging that both companies share similar values and visions. They understand that Thailand and Japan have different cultures, making it beneficial to have experienced executives from a real estate development company like Sansiri overseeing the collaboration. This presents a challenge for Tokyu to enhance value by creating a comfortable, safe, and beautiful environment.

“Moreover, Thailand serves as a hub for various economic corridors and is a center for the Greater Mekong Subregion, leading to the emergence of large industries driven by government initiatives, ensuring continuous growth for Thailand, especially Bangkok, which will continue to attract people to this economic center and drive sustainable housing demand,” Hoshino concluded.

Additionally, in the effort to research and develop together in this partnership, Tokyu is ready to leverage its business strengths to promote the project among Japanese customers through Tokyu Livable, which specializes in sales, rentals, and real estate consulting, to expand our business potential among Japanese clients for mutual benefit and to strengthen sustainable business relationships. For us, this is a long-term business collaboration that will sustainably enhance value for both organizations.
