Sansiri Advances Innovation in Residential Projects with Full Force, Showcasing 'Cooliving Designed Home' Developed by DSD Team
Sansiri is fully committed to innovation in residential projects this year, launching the Sansiri Design Solutions Department (DSD) to showcase the development of “Cooliving Designed Home”, an innovative home cooling system utilizing solar energy without electricity, ensuring safety and a complete green approach. This initiative is part of the research and development (R&D) of lifestyle solutions specifically for Sansiri homeowners, featuring five key functions: 1. Solar Attic - a fan and ventilation system under the roof to reduce heat and improve indoor air quality; 2. Breeze Panel - air vents within the home to facilitate airflow; 3. Shading Screen - sunshades designed based on the house's orientation; 4. Texture Wall - specially designed walls with texture to minimize heat from sunlight; and 5. The first project to implement this innovation is the newly launched single-family home project “Burasiri Watcharapol,” valued at 3.4 billion baht, officially opening for sale on June 24-25, starting at 7.89 million baht.
Mr. Metha Angwatanapanit, Senior Vice President of Business Development and Horizontal Project Development at Sansiri Public Company Limited, stated that this year, Sansiri is fully embracing innovation and seeking opportunities to develop new living solutions to strengthen its offerings and maximize benefits for customers through the introduction of new technologies. Recently, the DSD team and R&D team have developed the solar-powered cooling home innovation, “Cooliving Designed Home,” which includes five innovative functions: 1. Solar Attic - a fan and ventilation system under the roof to reduce heat and improve indoor air quality; 2. Breeze Panel - air vents within the home to facilitate airflow; 3. Shading Screen - sunshades designed based on the house's orientation; 4. Texture Wall - specially designed walls with texture to minimize heat from sunlight; and 5. UV Shield - a special paint that helps block heat. Additionally, there is a Roof Shade and Heat-Absorbing Green Glass to further reduce heat.
The innovation “Cooliving Designed Home” will gradually be developed in all of Sansiri's single-family home projects, with its full launch in the first project, “Burasiri Watcharapol,” valued at 3.4 billion baht. This project builds on the success of the “Sethasiri Watcharapol” project, which is now sold out, located in Watcharapol, a popular residential area for over 10 years. Sansiri was one of the pioneers in developing single-family home projects in this area, launching the “Narasiri Watcharapol,” the first single-family home project in this location. Furthermore, Watcharapol is one of the fastest-growing areas, with a significant expansion in the housing market and many new projects emerging. The supply of single-family homes in the Watcharapol (Sai Mai) area has slightly increased from 1,053 units in the first half of 2016 to 1,182 units in the second half of 2016, a 12% increase. Additionally, the acceptance rate for single-family homes in this area improved from 43% in the first half of 2016 to 49% in the second half of 2016, showing a positive trend over the past three years. The overall absorption rate for single-family homes in this area is 3.7 units per month per project, with the most popular price range being 7.00-9.99 million baht, offering 724 units with a high absorption rate of 7.09 units per month per project.
Considering the land prices in the Watcharapol area, the appraisal values from the Treasury Department indicate a significant increase, especially along Sukapiban 5 Road, where land prices have risen by 33-71% from 35,000-45,000 baht per square wah in the 2012-2015 appraisal period to 60,000 baht per square wah in the current appraisal period (2016-2019). Similarly, along Watcharapol Road, prices have increased from 35,000-60,000 baht per square wah to 50,000-72,000 baht per square wah, reflecting a 20-43% increase. Additionally, data from AREA (Agency for Real Estate Affairs) shows that land sale prices in the Watcharapol-Ongkharak area have increased by an average of 3% per year.
In the future, this area will be conveniently located near three electric train stations, with a travel time of approximately 10-15 minutes from Sukapiban 5 Road to the stations: 1. Sai Yut Station on the dark green line (Mo Chit - Saphan Mai - Kukot); 2. Ram Inthra 31 Station on the pink line (Min Buri - Khae Rai); and 3. Watcharapol Station, which is an interchange between the pink line and the gray monorail line (Watcharapol - Rama 9). Currently, the dark green line is 28% complete, while the pink line is in the process of selecting a private company, with both lines expected to be operational by 2020, and the gray line projected to be completed and operational by 2021.

The concept design “THE HIGH LIFE IN GREEN” is inspired by large trees, creating a serene and lush environment. This is the first project to implement the “Cooliving Designed Home” innovation, along with Elder Care innovations that cater to the elderly, featuring a ground-floor bedroom with soft fall flooring and no steps between the bedroom and bathroom, making it suitable for elderly residents using wheelchairs. This results in a new home innovation that harmoniously integrates with nature, complete with comprehensive amenities including a clubhouse, fitness center, saltwater swimming pool, two gardens within the project, and 24-hour security. The project consists of 242 units with five house designs, ranging from 175-393 square meters of usable space and land sizes from 50.4-189.7 square wah, with prices starting at 7.89 million baht, set to officially launch on June 24-25, 2017, with a special promotion offering discounts of up to 200,000 baht exclusively at the event.
